08/05/2015: Much of the previous conversation on this project centered around activating the
comer at Illinois Drive and Limon Drive. However, the current development plan does not activate
that comer, and defers public improvements and development there to a later project. I am
concerned that development at that comer is not predictable with this plan and may not fully
integrate (in the future) with the project that is currently proposed. Lets discuss options for ensuring
that the ultimate development of the western lot is consistent with the plans shown here. If the
western parcel is ultimately included in the development plan, as discussed at the staff review
meeting, that would help to address my concerns.
Response — Pedestrian improvements have been included in the first phase construction of the
project. The comer of Illinois and Limon are proposed to be activated through the use of enhanced
pedestrian plaza areas that lead to the larger plaza areas associated with the building.

verify it will not flood the immediate downstream pipe.

Wanted to respond to a couple of your comments and see if we can satisfy you so we can get to a hearing.
Curb Ramps:
We talked after the meeting and we think it will be OK to have the ramps standard at the corners and not have pots,
colors, or anything in the ROW. You have a comment to match the ramps on the opposite sides of the street — based on
what I can see on an aerial and on PDP plans for the development to the south, I think we are — we are matching the
curb drops that were built when the street was built. The attached grading plan shows the ramps.
Section for Illinois:
The section we want is the one that was approved when Illinois was built — cover sheet of those plans are attached and
the section is on the bottom of the sheet. We can do the 5' tree grates and the "walk" area will still be 6' to ROW (it is a
12' dim from FL of curb to ROW). Except at the 2 inlets, I plan to have this entire walk at 2%. 1 think the issue at Subway
is that there is no utility easement, so that is a zero lot line setup. On our property we have the 9' UE, so the buildings
will be back from the walk and grades can be adjusted outside of the ROW. The grading plan shows what I want to do
here.
Drive entry:
I attached my old plans for the Seven Generations Driveway — I looked at the notes sheet and we did not get a variance
for this. I also have attached a drawing showing if we revise the drive to a tangent section that intersects the street at 5
degrees. This is shown in red and meets standards without any variance. I think on 7 Gens, I argued that the little curve
looked better that the skewed tangent and Sheri and Susan said good enough. If we can leave the curve without a
variance, I would like to do that, if we need to prepare, submit and pay for a variance, we will change to the red, tangent
line.
I think if we can agree on these 3 points, it sounds like you will be good for hearing. Please let us know.

The overall dimension from face of curb to back of walk is 12'. 1 will work with BHA, but we think the 5' tree grate will
start 12" behind face of curb so we can build the concrete to hold the frames and not take out any existing curb). That
would leave 6'-0" clear behind the grate. That may change to 5'-6", but I don't think so.
We will detail on the final plans.

I'm not quite sure what the cross section of Illinois Drive would look like. Are we going to have curb, 1' behind curb, 5'
tree grate and a 5'-6" walk (11'-6" with 6" curb) as opposed to 6'-6" curb? Let's just make sure we depict this cross
section on final plans that depict the larger tree grates.
Engineering would support the driveway as proposed, without the need of a variance.

other materials, the plans must show the material which will be used with the
final plans, and not an either/or material callout. Staff is very concerned that the
materials for the second story, in particular the stucco, are not an appropriate
choice for an institutional building, and do not work with the style of the building.
Prior to and in preparation for the hearing, please provide a color material
sample sheet. This can be photographic examples and material images and
incorporated into the elevation sheets. See Banner Health PDP elevation
sheets for an example. Also see redlines for signage and wall comments.

Pre -Submittal meetings are offered to assist the designer/builder by assuring,
early on in the design,
that the new commercial or multi -family projects are on track to complying with
all of the adopted City
codes and Standards listed below. The proposed project should be in the early
to mid -design stage for
this meeting to be effective and is typically scheduled after the Current Planning
conceptual review
meeting. Applicants of new commercial or multi -family projects are advised to
