Emergency Access Easement. Please show this easement on the Utility Plan.

05/07/2015: The City of Fort Collins has tentative plans for to improve
Timberline Road from Blackbird Drive to Prospect Road. Improvements include
adding curb, gutter, parkways and sidewalks to southbound Timberline. Plans
call for the sidewalk along Timberline Road to continue north. It is
recommended to connect to the future walk directly east instead of further north
as proposed on the Utility Plans. It is recommended that the new sidewalk
connection ties in to the existing sidewalk along Timberline Road with a
temporary asphalt walk. See Revised layout.

dumpsters in the trash enclosure and enlarge the enclosure if needed. Staff is
typically requiring that in order to provide adequate recycling space, that the
space provided be equal to the trash dumpster size, typically with two
dumpsters side by side for trash and recycling. The enclosure will likely need to
be enlarged to accommodate this.

For the P&Z exhibits due next Wednesday, provide an alternative compliance
request letter in support of the proposed landscape plan. This is required to
address 4 shade trees (one per 150 sf and evenly distributed) that are required
in the parking lot interior, and full tree stocking around the building (minimum of
eight trees). The design plan positions eight trees generally along the east of
the building and one in the parking lot for tree stocking, and additinally two extra
trees ornamental trees are provided along the parking lot perimeter to the south
and west. Staff finds that the one of the four ornamental trees along the west
perimeter and one extra ornamental tree along the south perimeter generally
satisfy the requirement by providing visual transition and shading the parking lot.
The second aspect of alternative compliance involves the missing canopy
shade tree in the SW island. This has been altenatively complied by the one of
the four ornamental trees along the parking perimeter to the west.

Cordata in the parking lot. Lindens do not do well in parking lots due to heat. If
you have to go with Linden, Redmond is the most heat tolerant. Would suggest
replacing all three Lindens with a combination of Bur Oak, Texas Red Oak and
Kentucky Coffetree to maximize shading in the parking lot.

08/14/2015: Plans have been funded to improve Timberline Road is scheduled
for Spring 2016. The location of the sidewalk chase from the property will be in
conflict with the final layout for the sidewalk for Timberline Road. If
improvements are completed prior to the development, a connection to
sidewalk will need to be done. If the proposed project is scheduled to be
completed prior to the sidewalk improvements on Timberline Road, the
sidewalk connection will just need to be built about 25' west of the proposed
sidewalk on Timberline Road (See Redlines). With this option, the City would
collect funds for the remaining sidewalk/chase to Timberline Road. Notes
regarding these options will need to be added to the Utility Plans. The location &
configuration
of the walk has been revised based on our conversation. Notes per your request

wall and the bike pad. This is both a safety and aesthetic consideration. A

call for the sidewalk along Timberline Road to continue north. It is
recommended to connect to the future walk directly east instead of further north
as proposed on the Utility Plans. It is recommended that the new sidewalk
connection ties in to the existing sidewalk along Timberline Road with a
temporary asphalt walk.

wall and the bike pad. This is both a safety and aesthetic consideration. A
railing might be another option.
