04/24/2013: Consider replacing the Hard Coat Stucco - W1 below the windows with a more
durable material. This is an area of the facade that could be exposed to ongoing wear and
tear, and a more durable material would provide a better, longer lasting appearance and

04/24/2013: The amount of parking on the site plan (34 spaces) appears to slightly exceed
the maximum parking ratio (3/1000 s.f., or .75/employees), which for a 10,000 s.f. building

equals 30 spaces. Please indicate the estimated number of employees on the site plan so
that the amount of parking can be justified. Current employment provided is at 28
employees with plans to hire upon completion of the project. Four (4) spaces have been
deleted from the plan for a total of 30 spaces. See the attached updated Site Plan.

04/26/2013: Please add the following note to the site plan:
Any damaged curb, gutter and sidewalk existing prior to construction, as well as streets,
sidewalks, curbs and gutters, destroyed, damaged or removed due to construction of this
project, shall be replaced or restored to City of Fort Collins standards at the Developer's
expense prior to the acceptance of completed improvements and/or prior to the issuance of
the first Certificate of Occupancy. See the attached updated Site Plan.

04/26/2013: College Ave is governed by CDOT and this project will need to meet all CDOT
development requirements. CDOT is currently requesting traffic analysis from the existing
car wash use to the proposed office use. Please see attached memo from Matt Delich.

04/26/2013: Repairs to substandard/hazardous infrastructure along the frontage of the
property will be required prior to the issuance of building permit. The current chase drain in
the public sidewalk is a hazard and will need to be repaired to alleviate the trip hazard that
currently exists. Further evaluation of the existing drive approach off of College Ave is
necessary and may need to be repaired as part of this project. A sidewalk repair permit will
need to be obtained prior to any improvements. The chases will be leveled in a new
concrete bed and steel plates will be covered with a coating to help with slip resistance. We
ask that this comment be completed prior to the issuance of a'Certificate of Occupancy' and
NOT the building permit.

04/23/2013: LUC 3.2.2(J) Along College Ave ROW there is required a 15 ft landscape
setback for vehicle use areas. On the plan there is an asphalted area that is labeled "New
site striping" this area is required to be landscaped. See updated site plan showing area for
new landscaping to comply with the 15 ft. landscape setback.

04/23/2013: LUC 3.2.2(C)(4) The new bicycle rack shall be located near the primary
entrance. The proposed location does not appear near the primary entrance and should be
moved closer. The bike rack is located next to the employees' primary entrance. This
element will be used frequently by the employees.

04/23/2013: LUC 3.2.2(K)(5) The Handicap stalls are required to be located as close as
possible to the primary entrance. The proposed handicap stall location do not comply one of
the stall spaces located next to the building will need to be a handicap stall. Please label
which stall space is the van accessible handicap stall. The handicap parking spaces have
been moved to the east of the main entry. The accessible entry that is located on the west
end of the building will be maintained as the accessible entrance. At the time of new site
improvements the handicap spaces will be relocated closer to the accessible entry.

04/23/2013: LUC 3.2.1(5) Please identify how the required 6% interior landscaping for
Parking lot is being met, reminder that perimeter landscaping is not a part of this. It is our
understanding that the future work will be held in a letter of escrow. And work will completed
at a later date.
LUC 3.2.1(E)(5) When there is more than 15 parking stalls in a row they are to be evenly
broken up by a landscape island that is at least 8ft wide containing a canopy tree. A
landscape island is required along the North side of the parking lot. It is our understanding
that the future work will be held in a letter of escrow. And work will completed at a later date.

will need to be painted/signed as one-way. The Site Plan has be updated with dimensions
