12/14/2013: Street trees must be provided along all public streets, not just along Taft Hill Road.
Please revise the Landscape Plan to include deciduous shade trees in the parkway along both Taft
Hill and Horsetooth and behind the attached walks along Bronson and Silver Trails. Street trees are
considered to be an important public improvement just like public sidewalks. An ornamental tree may
be substituted if within 40 feet of public street light. Ornamental trees may be planted up to within 15
feet of a street light. If needed, we can provide a list of approved street trees from the City Forester.
Upon establishment, the long term maintenance of these trees will be the responsibility of the City
Forestry Department.

12/14/2013: Please amend the Design Statement on the Landscape Plan to read as follows: lit is the
intent of the school that as the property is developed in phases with private improvements, compliant
landscaping will be added on a per phase basis.1
The purpose of revising this note is to clarify that the landscaping associated with the public
improvements — street trees, are to be installed with the first phase and not future phases. Only private
improvements can be phased over time.

02/07/2014: A pedestrian access easement is needed where the public sidewalk extends onto
private property just east of the Silver Trails Dr/Horsetooth Rd intersection. See plat and utility
plan (sheet C300) redlines
Public sidewalk alignment has been revised therefore an access easement is no longer required.

01/30/2014: Please remove crested wheatgrass from your seed mix -it is a species that
invades and outcompetes other native species. Western Wheatgrass would be an excellent
substitution.
Crested Wheatgrass has been removed from the seed mix and replaced with Western Wheatgrass.
12/11/2013: It would be helpful to have the proposed seed mix for our review. Thanks.
Proposed seed mix is located on Sheet L-2.

redlines pertaining to Perimeter Protection on the SW side of the Site, Inlet protection on the to
be installed inlets, and the addition of a sequence chart. If you need clarification concerning

it was noted that the plan was a bit confusing with the Key versus In Plan Notes (i.e. hatch work
showed Temporary seeding but notes called out for Permanent seeding and vice -versa) Also,
a seed mix showing the Pure Live Seed ratio would be recommended either on the landscape
plan or later in the erosion control plan. If you need clarification concerning this, or if there are
any questions please contact Jesse Schlam 970-218-2932 or email @ jschlam(cD-fcgov.com

12/14/2013: The roof -mounted HY.A.C. equipment must be screened from public view. Since there

12/14/2013: On the architectural elevations, please consider adding a more solid base material to the

Comment Originated: 12/14/2013
12/14/2013: Staff recommends that the vibrancy of the yellow color be reduced or subdued or
replaced by a more muted earth -tone color. The 5-acres site benefits from being close to the
hogbacks that form the western back drop of our City. This back drop has been preserved with a
series of public parks and open spaces and provides a naturalistic setting for southwest Fort Collins.
Horsetooth Road is the access to Spring Canyon Park, out newest and largest community park that is
often referred to as our "crown jewel" of the City's park system. Toning down the brightness of the
yellow would allow the building to be more sympathetic and compatible with the foothills context of the
surrounding area.

12/13/2013: Traffic would suggest the following circulation plan during dropoff/pickup periods: Two
way traffic on N/S access drive; East bound (inbound) only on the access from Silver Trails; East
bound only traffic must turn right (south) at internal intersection and head south to south side of parking
lot; counterclock-wise flow around parking area; west bound circulating (exiting) traffic must turn right
onto N/S access drive. This circulation pattern will eliminate the need of motor vehicles having to cross
paths at the internal intersection. This will aid in moving traffic more fluidly and controlled with fewer
conflict points and directions motorists, pads and cyclists will have to keep track of at the internal
intersection. It allows for safer ped/bike crossing the lanes at the internal intersection. Overall should
produce a more controlled and smooth flow on the internal drives. The only negative is less on -site
stacking of the east bound (inbound) traffic from Silver Trails, but the smoother flow and possibly
easier merging at the internal intersection may help lessen the volume of queued traffic on the east
bound (inbound) access from Silver Trails. That should in-tum aid in reducing queued traffic on Silver
Trails trying to get to the school.

12/10/2013: Section 3.2.1 of the Land Use Code requires that at least 6% of the interior of a parking lot
shall be in landscape islands. The proposed parking lot contains no interior landscaping. The
applicant should consider adding landscape islands in the parking lot.

12109/2013: The parking stall and drive aisle dimensions should be shown on the plan. It would also
be helpful if the building footprint dimensions and setback distances to lot lines are shown.
Comment Number: 2 Comment Originated: 12/10/2013
12/10/2013: Section 3.5.3 of the Land Use Code establishes a 'build -to -line' standard which requires
buildings to be built up to the street (between 10' and 25' from the ROW line of Horsetooth and S. Taft
Hill), and at comer lots, the building is to be built to at least 2 of the streets. This results in no parking
lots being located between the building and a street. The applicant should consider locating the
building on the site to comply with the build -to -line standard, or at least Date the parking lot so that it
is not between the building and a street.

02/14/2014: Please consider adding a row of foundation shrubs along the north elevation of the
building. The north elevation has significant exposure to Taft Hill Road and a row of shrubs will
help soften the building.
A row of foundation shrubs has been considered along the north elevation of the building.
This area is in the future development zone and adding shrubs would not be a permanent
solution, so no shrubs have been added at this time.
