Please provide the following plant notes: Include a note that describes how the lawn and landscape plants shall be irrigated with an automatic irrigation system that provides spray for turf and drip or bubblers for trees, shrubs and perennials in non -lawn areas. Landscaping including street trees in each phase shall be or secured with a letter of credit, escrow, or performance bond for 125% of the value of the landscaping and installation prior to the issuance of certificate of occupancy for any building. All City street trees must be installed established, of an approved species and of acceptable condition prior to final release of financial security. Maintain the following tree separations: Forty feet between shade trees and streetlights. Fifteen feet between ornamental trees and streetlights. Twenty feet between shade and/or ornamental trees and traffic control signs and devices. Ten feet between trees and water or sewer mains. Six feet between trees and water or sewer service lines. Evaluate placement of trees in reference to the utility or signal pole located at the intersection corner. • Response: To Kimley-Hour's knowledge there is no utility pole conflict with the proposed tree placement, please clarify. 5. If the sidewalk is to be detached then street trees should be placed between the sidewalk and curb. If street trees are located in the parkway between the sidewalk and curb on City right of way then please add the following Street Tree Notes to the plan. City of Fort Collins Street Tree Notes: • A permit must be obtained from the City Forester before any trees or shrubs as noted on this plan are planted, pruned or removed on the public right-of-way. This includes zones between the sidewalk and curb, medians and other City property. This permit shall approve the location and species to be planted. Failure to obtain this permit may result in replacing or relocating trees and a hold on certificate of occupancy. • Contact the City Forester to inspect all street tree plantings at the completion of each phase of the development. All trees need to have been installed as shown on the landscape plan. Approval of street tree planting is required before final approval of each phase. • Street tree shall be supplied and planted by the developer using a qualified landscape contractor. • The developer shall replace all dead and dying street trees after planting until final maintenance inspection and acceptance by the City of Fort Collins Forestry Division. The "build -to" line requirements along College Avenue from Section3.5.3(C)(2)(c) call for buildings to be located between 10-feet to 25-feet from the property line. The proposed building location is likely to meet this standard given the potential for any right-of-way dedication. • Response: Acknowledged. Dimensions to the ROW have been provided for reference. These will likely change if and when additional ROW is dedicated for the 10' sidewalk along College Avenue. 2. The A 5-foot setback is needed between vehicle use areas and the side and rear lot lines per Section 3.2.2(J). • Response: Acknowledged. A 5' setback from property line to parking lot flowline has been provided. Please see revised Site Plan. The walkway on the south side of the building should be extended to the western property line. Section 3.2.2(C)(6) requires on -site ped/bike circulation to allow for future connections nearby destinations such as transit stations. This walkway will be an important component in linking the Spring Creek Bus Rapid Transit station to this development and College Avenue. • Response: An extension of the sidewalk to the western property line has been provided. Please note that this sidewalk opens to an existing ingress/egress driveway and does not connect to an existing sidewalk on the adjacent development. 4. All glass is to be tinted/clear less than 60% opacity. 7. Engineering Development Review (Tyler Siegmund, 970-221-6501,) 1. Per the adopted Mid -town plan, the sidewalk along College Avenue needs to be 1Oft wide along the frontage of the property. The new sidewalk will need to be detached with a 5ft landscaped parkway. Additional right-of-way will need to be dedicated to the back of the new sidewalk. • Response: The sidewalk along College has been widened to 10 feet. Due to site constraints with grading and matching the existing conditions adjacent to the Site, a detached condition is not feasible. 2. Additional right-of-way will need to be dedicated as part of this project. The existing site drains from southwest to northeast into College Avenue. The proposed curb should not impact this drainage pattern and the historical drainage patterns will remain.
