Timberline. If this is to be constructed with a different project, then there should
a note on the plans. The future Timberline layout is shown in grey and noted as by others.

04/02/2015: The operation of the access to Timberline needs to be discussed.
We don't think the'pork chop' shown will function very well, or adequtely limit
users of the center to a right -in, right -out. If the Timberline project will build a
median in 2016, we should explore a left in (3/4 movement). In the meantime
we could leave the access without a porkchop and simply sign it with no left turn. The Porkchop was
planned to just be interim with asphalt curb and a place for extra signs. We want to train users that it is
right in right out and if left open, we would not be able to prevent lefts in from happening in the interim.

The Site plan note #3 references a plat. I didn't think that there was a plat.
For the entrance driveway — there doesn't seem a need to extend the curb east past the row line as it
will just be removed next year.
The pork chop. If this remains a part of the plan. Label it as interim to be removed with the planned
road improvements. Provide design information, dimensions, radii, width of pavement, spot elevations,
turning template exhibit to show that the trucks can make the turn.
Emergency overflow spillway needs to be moved west to accommodate the future sidewalk. The
sidewalk cannot slope like the outfall structure, so the structure needs to be far enough behind the row
and the sidewalk that the bermed (high) areas can slope down to the sidewalk that will need to be
placed at the spill elevation or below.
I don't have an old copy of the ODP, so I don't know what it looked like before. Typically the following
notes are included on an ODP and do not see these on this document yet.
Any change in the location of access points with PDP submittals needs to comply with the City of
Fort Collins Land Use Code and the Larimer County Urban Area Street Standards.
Street Standards will be subject to the design standards in effect at the time of application for
project development plans (PDPs).
Off -site improvements may be required at the time of PDP in order to meet level of service for
all modes of transportation.
On the ODP. The access points need to be labeled as Right -in -right -out access points. This can be done
in the legend with the arrow.
On the ODP. Need to place an access arrow at the driveway to the substation, unless that is going away.

The drawing data base had lingering attributes that needed to be purged to correct the legend (this made
the legend plant count one additional plant above to the amount shown). These counts have been
corrected. Please also see landscape at the west and south boundaries, as it appears these were
overlooked in your original counts.

ornamental trees and shrubs. This will help with meeting the parking lot interior
landscaping standards in 3.2.1(E)(5).
Per our earlier discussion, planting the striped median will hinder truck access to the recycle containers
to the south. In lieu of this landscape, we have added landscape to the east side of the future lot and
added relocated trees to this area. Relocated deciduous trees intended for the lawn west of the power
station will need to be located to this area as well to avoid utility and disc golf conflicts.

04/01/2015: Will this project provide street trees along Timberline? If so, they
are not shown on any of the plans. Please update the landscape plan with the
species, quantities and locations of street trees. The trees should be spaced
30-40 feet apart and 40 feet away from light poles per the standards in 3.2.1(D)

Based on discussion with Tim Kemp at Capital Projects, the street trees and associated turf will be part of
the 2016 Timberline widening project. Tim provided basic locations for these trees, but final selections
will be determined with competition of the Timberline improvements.

are limited locations for these without substantially driving up costs. Access locations with the site are very
limited because of separation distance requirements between neighboring access locations. The current
midpoint access is the most cost effective service location. The alternate access location sharing the
drive with Light and Power was another possibility, but would require removing additional spruce trees,
and the added expense of pavement and grading.
