The plat has these 2 3 easements flipped and shows the easement adjacent to Taft as a drainage easement when it should also be a utility easement. Please confirm with Stormwater and Water Utilities if the 7 ft distance from the tree is adequate, or if the tree should be shifted to obtain the 10 ft separation. The 7’ separation was approved in the meeting on 09/12/2018. This is a service line not a main line. For example, two Kentucky Coffeetrees should be specified at 3” caliper, two Jack Pear should be specified at 2.5” caliper, and one Shumard Oak should be specified at 3” caliper. These have been updated in the plant list. 7/30/2018: Thank you for including the tree inventory and mitigation information to the landscape plans. Since trees will be removed, the total number of mitigation trees required is 4 (3.5 rounded up). Please provide 4 upsized trees on-site. 4 Mitigation trees can be any combination of the following tree sizes: Canopy Shade Trees: 3” caliper B&B Ornamental Trees: 2.5” caliper B&B Evergreen Trees: 8” height B&B 4 upsized trees have been added per mitigation requirements. Stop Signs: 20 feet from sign Street Light: 40 feet for canopy shade trees and 15 feet for ornamental trees There are no stop signs proposed on site. The street light is on the landscape plan at the corner of Harmony and Taft Hill – There is a 40’-42’ separation for canopy trees and 15-17’ separation for the ornamental trees from the street light and signal. Please note that although these trees were planned to be removed as a part of this plan, no tree removal should occur prior to DCP (Development Construction Permit) issuance. Prior to hearing, please provide a narrative to City Forestry explaining the reason for removal ahead of time. There have not been any trees removed from the site during this process. There are a couple existing stumps that may have been the source of confusion. Department: Outside Agencies Contact: Terry Farrill, Topic: General Comment Number: 1 Comment Originated: 07/26/2018 08/02/2018: 7 RE: Aweida PDP180008 (Type 1) l1 1 Submittal Dear Mr. Wray, The Fort Collins - Loveland Water District and the South Fort Collins Sanitation District have reviewed the above mentioned project and submit the following comments. The District requires the signature block on the face page only. There needs to be at least 5 feet of horizontal separation between the fire line and the fire hydrant line. The water line notes need to be correct to District Standards. The curb stop in front of the meter pit is to be deleted. The existing meter pit assembly cannot be re-used. Separate water taps are required for the residential and commercial development. A separate irrigation tap is required to satisfy the multi-family fee reduction. A reduced pressure principle Back-Flow-Prevention-Device is required on the fire line.
