HomeMy WebLinkAboutTHE HUB ON CAMPUS - PDP - PDP160038 - SUBMITTAL DOCUMENTS - ROUND 2 - VARIANCE REQUESTHub On Campus – Ft Collins February 2017 Page 1 February 21, 2017 Heather McDowell City of Fort Collins 281 N College Avenue Fort Collins, CO 80524 RE: Easement Width Variance Request Hub On Campus – Ft Collins 1415 W Elizabeth, Fort Collins, CO Heather, Kimley-Horn serves as the engineering consultant for CORE Fort Collins 1415 Elizabeth, LLC (“CORE”), who is requesting a variance from the standard 30-foot public utility easement requirement for the proposed Hub On Campus – Ft Collins redevelopment. CORE requests approval for a reduction in the required easement width from 30-feet to 20-feet. The existing site, which is to be redeveloped, has multiple public sanitary and storm sewer mains running within an existing 20-foot easement through the center of the site. Constraints on the proposed site plan do not allow for a continuous 30-foot easement to be dedicated for the proposed re-routing of these public mains. Standard 30-foot easement widths have been provided wherever feasible, leaving only isolated sections of the proposed re-routing with 20-foot or 25-foot easement widths. Based on conversations between Kimley-Horn and the City of Fort Collins, the intention of the larger easement widths is to ensure separation between public mains and other infrastructure for maintenance purposes. Despite the reduced easement widths, adequate separation has been provided from proposed structures and other utilities to allow for proper maintenance. Please reference sheet 10 of 12 of the Hub On Campus – Ft Collins Utility Plan Set prepared by Kimley-Horn (dated 2/21/2017) for the proposed easement locations and public main re-routing.
