you want to develop this piece of land in the future, you would need to go through a PDP. You can
add a simple concept plan to your submittal for this replat and that will allow you to develop the empty
space on Lot 1 through an amendment as opposed to a PDP.

10/21/2014: 3.2.2(J) - Parking areas shall be setback 5 feet from a lot line. The parking lot on the
south end of the site abutting the lot line does not meet this standard. Two options you have to meet
the standard are moving the lot line back 5 feet or eliminating two parking spots and landscaping the
south end of the parking lot.

The Land Use Code requires 6 percent of the parking lot to be dedicated to landscaped areas. You
can landscape the boundary of the parking lot or add a landscaped island to the interior of the parking
lot to meet this standard. You can find the standards for landscaped islands in section 3.2.1(E)(5)(c) of
the Land Use Code.

10/21/2014: The City will be entering into a development agreement to ensure that the public
improvements along John F Kennedy Parkway will be completed. This includes identifying the
responsibility to construct the section that will be added to the Lot 1 First National Bank PUD 1st site
with this replat. There is a desire to complete the sidewalk connection along John F Kennedy Parkway
to Horsetooth road and if the City constructs the improvements after the right of way has been
dedicated, a reimbursement will be due.

10/21/2014: 7.5' of right of way will need to be dedicated along the property frontage on Horsetooth
Road. According to the City of Fort Collins Master Street Plan, Horsetooth Road is classified as a 4
lane arterial with a total right of way width of 115'. The existing plat currently shows an 8' utility easment.
To clean up the plat, we recommend dedicating the 8' of right of way.
