If it is located on the west side of the fence, is this still within the utility easement? If it is located on east side then coordination will need to be done to relocate the large equipment being shown on Google Earth. If boring needs to be done to accomodate this equipment, this will come at an extra expense. If this has not already been provided for, fire lane signage will be required along all portions of the entire site at this time. Fire lane sign locations should be indicated on the plan sets as the building permit will not be routed to PFA to prompt field inspection or final CO. A reduction in the diameter of the tower would create a more slim profile and would reduce the visual impact of the tower. Staff would prefer a tower 15' in diameter or less if possible. Please update these drawings so they are consistent with one another. Please move this table to the Grading Plan sheet and then move the Grading Plan sheet to the Utility Plan set. b. This table doesn’t look to include the generator pad for VZW and this looks to be 100% imperviousness so this item needs to be added to the table c. The table indicates that the “misc future compound equipment” is 159 sq ft. How do you know this? You need to show me a typical of what is going to be provided in each lease area if you’re going to include this specific square footage into your table. This plan should be re-titled “Grading and Drainage Plan” and then this sheet should be moved to the Utility Plan set. b. The Impermeable Area Calculations table should be moved to this sheet. c. As per a comment on the last round of review, the grading plan should include at a minimum: existing topography, proposed contours at 1’ intervals, spot elevations, finished floor elevations for the equipment, indication if there are swales or flow channelization of any sort, slope arrows with percentages. It looks like you still need to provide spot elevations (locations indicated on the redlines) and the finished floor elevation or finished grade elevation of the pad(s) itself. d. Also, it looks like your slope labels are incorrect so please correct these and add some additional labels. (This comment was also provided previously in the emailed redlines back to Caleb on 3/9/16.) A drainage memo should include at a minimum: a.summary description of the project; b. existing ground conditions (ground covers, direction of flow); c. proposed ground conditions (areas of added imperviousness and overall effective imperviousness); d. explanation of how the silo and most of the equipment are on platforms, thus greatly reducing the amount of imperviousness on the site; e. statement of compliance with the requirements of the Fort Collins Stormwater Criteria (how you’re meeting the <1000 sf imperviousness requirement which allows this project to forego stormwater detention, water quality, and LID requirements) Comment Number: 4 Comment Originated: 09/20/2016 Topic: Site Plan 09/20/2016: There is a note on the Site Plan that says “edge of existing gravel area” which is confusing because I think the gravel continues – please either remove this note or clarify for me.
