Any damaged curb, gutter and sidewalk existing prior to construction, as well as existing trees,
streets, sidewalks, curbs and gutters destroyed, damaged or removed due to construction of
this project, shall be replaced or restored to City of Fort Collins standards at the Developer's
expense, prior to the acceptance of completed improvements and/or prior to the issuance of
the Certificate of Occupancy. If 50 percent or more of the existing sidewalk has to be replaced
then the sidewalk abutting the property will need to be removed and replaced to meet
minimum residential sidewalk width.

05/21/2013: Additional clarification is needed on Sheet 3 of 4 (floor plan and building section)
in order to verify the countable floor area of the second floor. The code states that any portion
of the floor area of the 2nd story having a ceiling height of at least 7.5' counts as floor area. The
section drawing shows a height of 7' 5 7/8" to a dashed line. What does the dashed line
represent and is there any portion of the 2nd story that has a ceiling height of at least 7.5'? If
there is, show that on the plans.

05/21/2013: The actual lot size of the parcel is 11,200 square feet. The site plan states that it's
11,364 square feet. The site plan needs to be changed to 11,200 square feet, and that figure is
the one that needs to be used for all FAR calculations.

05/21/2013: Since a building permit application has also been submitted for an addition to the
house and for a new detached garage, the site plan for the carriage house must also show
those improvements for reference.
