A site distance easement being a portion of a tract of land located in the Section 23,
Township 7 North, Range 69 West of the 6th P.M., City of Fort Collins, County of
Larimer, State of Colorado being more particularly described as follows:
Considering the East line of the Southwest Quarter of said Section 23 as bearing South
00°18'18"West and with all bearings contained herein relative thereto:
COMMENCING at the Center Quarter Corner of said Section 23; thence along the
East line of the said Southwest Quarter, South 00°18'18" West, 478.95 feet; thence,
North 89°41'42" West, 226.81 feet to a point on the westerly right-of-way line of Center
Avenue and the South line of The Grove at Fort Collins, said point being the POINT
OF BEGINNING; thence along said westerly right-of-way line the following 3 courses
and distance: along a curve concave to the southeast having a central angle of
03°48'02" with a radius of 644.00 feet, an arc length of 42.72 feet and the chord of
which bears South 17°57'49" West, 42.71 feet; thence, South 16°03'48" West, 175.81
feet; thence along a curve concave to the northwest having a central angle of 25°38'17"
with a radius of 576.00 feet, an arc length of 257.74 feet and the chord of which bears
South 28°52'57" West, 255.60 feet; thence, North 22°50'07" East, 471.18 feet; thence,
South 70°08'10" East, 2.57 feet to the POINT OF BEGINNING, containing 8,941
square feet or 0.205 acres, more or less.
