PROPERTY DESCRIPTION
A parcel of land being a portion of the Southeast Quarter of Section Five (5), Township Six North
(T.6N.), Range Sixty-eight West (R.68W.), Sixth Principal Meridian (6th P.M.), City of Fort
Collins, County of Larimer, State of Colorado and being more particularly described as follows:
COMMENCING at the Southeast Corner of said Section 5 and assuming the East line of the
Southeast Quarter of said Section 5 as bearing North 01°45’51” West, being a Grid Bearing of the
Colorado State Plane Coordinate System, North Zone, North American Datum 1983/92, a distance
of 2553.15 feet with all other bearings contained herein relative thereto:
THENCE North 01°45’51” West along the East line of the Southeast Quarter of said Section 5 a
distance of 711.03 feet to the POINT OF BEGINNING;
THENCE North 01°45’51” West continuing along the East line of the Southeast Quarter of said
Section 5 a distance of 707.17 feet;
THENCE South 89°44’09” West a distance of 259.00 feet;
THENCE South 01°45’51” East a distance of 669.52 feet;
THENCE South 88°10’21” East a distance of 27.42 feet;
THENCE South 81°18’51” East a distance of 235.45 feet to the POINT OF BEGINNING;
Said parcel contains 4.083 Acres, more or less (±), and is subject to any rights of way or other
easements of record or as now existing on said described parcel of land.
