A 5' landscape strip is required along the side and rear lot lines adjacent to any new paved parking area and needs to contain plant materials. The landscape setback at the west side of Lot 2 does not scale to 5'. 9. A minimum of 6% of the interior of parking and drive areas must be in landscaped islands. As proposed, an additional 260 square feet in islands is required and must be protected with raised curbing (this calculation does not include the area labelled as "future" parking). v-- The height and materials of the existing fence need to be noted. f approval is being requested for the "future" parking area as part of this application, then full details (ie. limits of paving, landscaped islands, etc.) must be provided. The minor subdivision hearing for this site is scheduled for Thursday, June 24 at 1:30 p.m. in the Planning Conference Room. A•hearing before the Director of Planning is required to complete the CL Site Plan Review process. I will schedule this hearing once we have received and reviewed the traffic impact study (3 copies); the revised site and landscape plans addressing the above comments (3 copies); and the building elevations (3 copies). Drawer H Fort Collins, CO 80522 Dear Randy: City staff has completed the review of the Houska CL Site Plan and has the following comments regarding this request: Light and Power development charges will apply if and when additional power is required on this site. Any relocation of natural gas facilities (including meter) made necessary by this proposal will be chargeable to the owner. 3. US West requests a 10' utility easement around interior lot <-7 lines of both lots. There is an overhead phone line that will conflict with the proposed addition and needs to be re-routed and buried. Costs to relocate this line will be the developer's and an easement will be needed for this overhead cable to be re-routed and buried. 4. Stormwater Utility comments are attached. 5. The Transportation Division is requiring that a traffic impact study be provided. Concerns noted by Transportation are: - how the residence is accessed/parking; - how the one-way drive would be controlled; - Riverside curbcut conflicting with traffic; and - width of curb cut on Lesser Drive. The grading and drainage plan should show the walk and standard details for its construction. The walk must be put in with the proposed landscaping and expansion of the site. The landscape plan needs a note as follows "A free permit from the City Forester must be obtained before planting trees or shrubs on the public right-of-way". The type of irrigation system and mulch or ground cover also needs to be noted.
