A part of the Northeast I -of Section 27, Township 7. North,. Range 69 West, of
the Sixth P.M., City of Fort Collins, County of Larimer, State of Colorado,
which, considering the East line of said Northeast I as bearing N 00° 04' 51" E,
and with all bearings contained herein relative thereto, is contained within
the boundary lines which begin at a point on •the north line of West Swallow
Road which bears N 00° 04' 51" E 307.54 feet, and again N 89° 29' 16" W 65.00
feet from the East I corner of said Section 27, and run thence along the north
side of West Swallow Road, N 89° 29' 16" W 1599.00 feet; thence N 00' 04' 51" E
1349.55 feet; thence S 89° 29' 16" E 1254.00 feet; thence S 00° 04' 51 W 319.09
feet to the south line of Rocky Mountain Way.; thence along said south line,
S 890 29' 16" E 345.11 feet; thence along the arc of a 15.00 foot radius curve
to the right a distance of 23.45 feet, the long chord of which bears S 44°
42' 12" E 21.13 feet to the west line of South Shields Street; thence along
said west line, S 00° 04' 51" W 255.11 feet; thence N 89° 55' 09" W 150.00
feet; thence S 00° 04' 51" W 100.00 feet; thence S 890 55' 09" E 150.00 feet
to the west line of South Shields Street; thence along said west line, S 00°
04' 51" W 645.46 feet; thence S 45° 17' 47" W 21.13 feet to the point of
beginning, containing 47.0175 acres, more or less.
