Additional comments may be forthcoming as the, various departments and reviewing agencies continue to review this request. Please be aware of the following dates and deadlines to assure your ability to stay on schedule for the January 24, 1993 Planning and Zoning Board hearing: ****************************************************************** Plan revisions are due January 5, 1994, Please contact me for the number of folded revisions required for each document. PMT's, renderings, and 8 folded copies of final revisions (for the Planning and Zoning Board packets) are due January 180 1994. The Engineering Departments comments are as follows: a. Referring to the, plat, is this parcel really all of Tract B of Cottonwood P.U.D. and nothing more (or less)? b. Relating to the utility plans: Add dimensions. Refer water stop/meter details to the proper sheet. Add reinforcing to the stormwater vault detail. c. Variance requests are needed with the drainage report. d. Red -lined utility plans have been forwarded to your engineer. These plans should be returned with the revisions. 6. The Stormwater Utility has indicated that this development must detain 1/2 of the stormwater to all three adjacent street and the plans as submitted are not. doing this. Also, the spillways are not shown on the plans. Basil Hamdan is your contact person if you have questions about storm drainage. He can be reached at 221-6589. 7.1 It is very important that the language on both the Site and Landscape Plans ties down the parties responsible for and the timing of all site improvements. 8. The materials should be shown on the building elevations and the intent for continuity of .the buildings must be clearly defined on the Site Plan. A breakdown for the amount of each particular material (and $) on each building should be provided. 9. The ownership Certification on the Site Plan should be notarized. 10. It is important that provisions be made to assure all on -site lighting be contained and not be allowed to spill off -site. What type of light source is being proposed? High pressure sodium is recommended by the City. 11. How tall are the buildings going to be? 12. The plant materials proposed for the screening of the trash enclosure at the northwest portion of the site could be enhanced to assure good visual buffer to the single family residences to the north. 13. What is the timing for the installation of the streetscapes? The street trees should all be planted at the same time to provide equal appearance and maturity on the site. A copy of the comments received from"U.S. West is attached to this letter. 2. Public Service Company has indicated that Tract 'A' should also be designated as a utility easement on the Final Subdivision Plat. No trees can be planted within 4' of the natural gas lines. 3. The Mapping Department's comments are as follows: a. If the two control monuments are going to be shown then they must be described. b. A statement of scale is needed on the subdivision plat (i.e.: 1" = 301). C. The subdivision plat should be Sheet 1 of 1. d. The legal and title of the plat appears to be wrong. It should be "Lots 1, 2, 3 of Tract B and Tract B of Cottonwood P.U.D.". e. The plat should state that the existing easements on the previous plat (within this plat boundary) are vacated by this plat. f. Where are the drainage easements? 4.
