THANK YOU 03/27/2019: UPDATE from staff review The applicant will show 16ft wide access for the full extent of the fire lane Please contact the Fort Collins Building Department for assistance with the P2904 sprinkler system. 03/18/2019: ACCESS The Fire Lane is required to be 16ft wide and capable of supporting 40T from Kechter Road its entire length to the residence. Please refer to the email I sent out on 5/7/2019 to help facilitate the selection of seed species. 04/16/2019: FOR APPROVAL: Erosion Control Plan materials look acceptable, notes, details and escrow figures all look acceptable based upon the 2019 Criteria, Thank you. The only thing that looks to be missing is calling out a seed mixture. Please add a proposed seed mix to the landscape plans for the native seeding being proposed or at the very least add the seed blend to the erosion control sheet. 03/26/2019: Based upon discussion it appears that size and scope of project will be changing to over 10,000 SF with the installation of a wider fire lane. As the site disturbs more than 10,000 sq. ft. and therefore Erosion and Sediment Control Materials need to be submitted. The erosion control requirements can be located in the Stormwater Design Criteria under the Amendments of Volume 3 Chapter 7 Section 1.3.3. a copy of the erosion control requirements can be found at www.fcgov.com/eroison. Comment Summary: Department: Outside Agencies Contact: Chris Pletcher, Topic: General Comment Number: 1 04/23/2019: INFORMATION ONLY: Based on the 1972 date of the original house in the location of the modular that is being removed, and the likelihood that the original water service line is still in place from the meter to the original house location, we would like to suggest that the applicant consider completely replacing their water service line from the meter to the house if it meets certain known causes of problems. Comment Number: 2 04/23/2019: INFORMATION ONLY: Water service lines installed in this time period may have had lead in the fittings or solder — if the applicant can confirm or identify that they may have a lead service line, then they should consider replacement. If they determine that it is galvanized, they may want to replace it based on condition. Plastic service lines, or if the line was replaced after the mid-80's, should not warrant replacement.
