The curb inlets on Indian Hills Circle and the area inlet in Tract B are sized to handle the 10—year storm. The outflow pipes from these inlets are sized to carry the 10—year flow to Spring Creek. The pipe under Stuart Street will be extended into the newly constructed Spring Creek drainageway, and care will be taken by the contractor to replace any of the existing drainage structure which must be removed to accommodate the Indian Hills Village runoff. EROSION CONTROL The site is located in a high to moderate rainfall erodibility zone and in a moderate wind erodibility zone. Erosion will be controlled by the installation of curbs and pavement and by maintaining the natural vegetation, especially in the eastern half of the project where utility lines are existing. Sediment will be controlled by the installation of inlet filters, straw bale channel barriers and a silt fence along the north boundary. Wind erosion control will be provided by the installation of curbs and pavement, and by the existing tree rows along the east and west property lines. INDIAN HILLS VILLAGE P.U.D. FINAL STORM DRAINAGE AND EROSION CONTROL REPORT SITE LOCATION AND DESCRIPTION Indian Hills Village is located on the south side of East Stuart Street, approximately a mile east of College Avenue. It is in the Southeast a of the Northeast a of Section 24, Township 7 North, Range 69 West of the Sixth P.M., Larimer County, Colorado. The net area of the site is 6.215 acres; and the gross area, including the south half of Stuart Street and the existing single— family residence at the northeast corner of -the site, is 6.72 acres. The site is located in the Spring Creek Basin. Spring Creek crosses Stuart Street about 100 feet west of the site and then runs east along the north side of Stuart Street across from the site. The site is bounded on the east by the Indian Hills single—family subdivision, on the south by the Indian Hills West townhouse subdivision, and on the west.by the Parkside single—family subdivision. All of these developments have been established for many years. Indian Hills Village is a replat of the north portion of the Indian Hills West Subdivision which was platted and the south portion developed in the late 1970's and early 1980's. During this development period, some utility line installation and some overlot grading was done on the site, but since that time, there has been no activity on the site, so weeds and native grasses have grown. There is a dense row of trees along the east and west sides of the site. These trees are in the rear yards of the adjoining subdivision. The site drains from south to north at approximately 1.7 percent slope. The drainage is directly into the south gutter of Stuart Street. OFFSITE FLOWS There are existing drain swales running from south to north along the east and west boundaries of the site. These swales pick up offsite flow from the rear yards of Indian Hills Subdivision lots on the east and from rear yards of the Parkside Subdivision on the west. Lost of the developed portion of Indian Hills West townhouse area lying south of the site drains north to Stuart Street through the swale along the west boundary, but 0.7 acres of the developed townhouse site drain through the proposed new streets. PROPOSED DEVELOPMENT The 6.215 acre site will be developed into 47 single—family lots with associated streets and open areas. Offsite runoff through the developed site, as previously discussed, will be carried through the site by swales along each side and by the street system. Runoff from the site will also be overland to the sideline swales, but most of the runoff will be northerly through the street system to catch basins on Indian Hills Circle just south of Stuart Street. The drain swale along the east property line drains north into the south gutter of Stuart Street, then west in this gutter a few feet to an existing 4—foot curb inlet. The drain swale along the west property line drains north to the northwest corner of the site then east to an area inlet. A concrete drain pan will be constructed in the swales along the east and west property lines. Indian Hills Village P.U.D. Box 580 Fort Collins, Colorado 80522 Dear Glen: The following drainage and erosion control report was prepared for Indian Hills Village, which is a Planned Unit Development of detached single—family residences. The site is located in the Spring.Creek Basin. The Spring Creek drainageway through this vicinity has been constructed to carry the 100—year flows. We plan to allow runoff from this site directly into Spring Creek with no onsite detention. Indian Hills Village is an infill subdivision, and all surrounding areas were developed several years ago. All of these surrounding areas drain directly to Spring Creek undetained. There will be offsite flows onto the site from 1.8 acres of rear yards on the east and 1.4 acres of rear yards on the west, and also from a 5.76 acre townhouse development to the south. Most of these offsite flows will be carried to Stuart Street by existing swales along the east and west sides of the site. Offsite flow from a small portion of the townhouse development to the south (0.7 Ac) will be carried through the streets'of•the proposed development. - The construction of the proposed Indian Hills Village development will not substantially change the route of storm water as it flows to Spring Creek, except that the proposed new inlets located south of Stuart Street and the proposed storm drain pipe under Stuart Street will decrease the flow reaching the south gutter of Stuart Street.
