A detail of the common fence that is being provided along the north side of Lots 1, 16, and 17 (along Harmony road) should be submitted for review. 7. A temporary cul-de-sac for a public turnaround must be provided at the south end of Westbury Drive. A temporary off - site easement could be granted/dedicated on the future phase of Westbury P.U.D., to the south. 8. The second phase of the Westbury P.U.D. contains the required detention pond for this development. A temporary detention pond, with a dedicated easement, is required in the First Filing. Please contact Glen Schlueter or Basil Hamdan of the Stormwater Utility if you have questions about the storm drainage requirements. They can be reached at 221-6589. 9. The phasing and timing for all landscaping in the First Filing must be defined on the Site & Landscape Plan. The standard note about all landscaping being installed or some form of collateral in the amount of 125% of the landscaping prior to issuance of the first certificate of occupancy must be, added to the plan. 10. The Pleasant Valley & Lake Canal Company has indicated that they have some questions about this development as it relates to their ditch. Please contact Mary Ann Frazer at the law offices of Fischer, Brown, Huddleson & Gunn (representatives for the PV & L Canal) for details and specific questions. She can be reached at 482-1056. This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. A copy of the comments received from U.S. West is attached to this letter. 2. The water and sanitary sewer services will be provided by the Fort Collins -Loveland water District and the South Fort Collins Sanitation District They have no objections provided all District requirements are met. Please be advised that this property is not within the service area of the South Fort Collins Sanitation District and, therefore, sanitary sewer service is contingent upon the land being included into the District boundary, which must be approved by the Board of Directors. The Mapping Department has stated that the control corners must be described and the Point of Beginning must be labeled on the subdivision plat. 4. The existing trees in the common open space areas should be pruned to City Forestry medium'prune specifications. Please add a note to the Landscape Plan about this. 5. - There is a question about the possible duplication of the street name Mariposa. The Poudre Fire Authority thinks that this name may already exist in their fire district. There is a scarcity of fire hydrants in this area.
