Grant Avenue Fort Collins, CO 80521 Dear Gerald and Janice, Staff has reviewed your documents for the Wuerker Residential Addition, NCM Site Plan Review that were submitted on September 17, 1996, and would like to offer the following comments: 1. The Zoning Department offers the following comment: "The roof pitch of the turret is proposed at 24:12. The maximum allowed is 12:12. The. Zoning Board of Appeals denied a variance for the 24:12 pitch on September 12, 1996, but the Planning and Zoning Board can approve a 24:12 pitch conditioned on it not being constructed until such time as the City Code is.changed to allow a 24:12 pitch. In the event the City Code is not changed, then the maximum pitch of the roof allowed is 12:12. The City Attorney's office has advised staff that if the Planning and Zoning Board wants to conditionally approve the request, a time limit should be applied (i.e. the Code Change must occur by 3-31-97, if it doesn't happen by then, the 12:12 pitch must be constructed." 2. The Current Planning Department offers the following comments: a. Please show the cone on the turret with a 24:12 roof pitch for the Planning and Zoning Board's consideration. b. The East and North elevations on the Site Plan must be revised to accurately show the proposed turret. Please dimension the elevations to show the maximum height of the turret's cone. This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request.
