HomeMy WebLinkAboutWATERFIELD PUD - PRELIMINARY - 7-95B - CORRESPONDENCE - STREET RELATED DOCUMENT (3)Waterfield PUD April 17, 1997 Street Improvement Requirements County Road # 11 • 3 Lane Minor Arterial - 52' Width Flowline to Flowline - 84' ROW. • Waterfield Provides 60' ROW & build 6' Sidewalk, 10' Parkway, 8' Bikelane, • 12' Travel, 12' Travel, 12' Bike Lane to edge of future lane. • No Street Oversizing, 6' repay from West property owner Vine Street - Adjacent - • City will pay for extra ROW on Vine beyond 4 lane Arterial ( 25' ) • Provide 2 left turn lanes at County Road 11 & Wood Duck • Reconstruct Vine drive for ultimate design to include 2 thru, 2 bike, sidewalk on North side at 1/2 the full arterial cost, no C & G • Possible right turns per Eric • Reconstruct from Summitview to West property line • They can apply for repay on outparcels Offsite - • Widen culvert on west property line • Upgrade Vine from west property line to Lemay for 15 year design life - 36' minimum • Possible left turn lane at Vine per Eric • No repay on offsite, because it is not to current street standards Conifer - • Minor arterial to go straight across County Road 11 & curve to cross canal, good ROW dedication & escrow for future construction Summitview - • City pays for T of ROW • Same as Vine 36' wide with sidewalk, no curb & gutter from Vine to north property line • Can get repay at Plummer school • Possible left turn at Garganey Drive Summitview/Vine 0 City pays for extra ROW for overpass
