Planting has been modified at the perimeter of the active recreation area to afford more privacy to the units backing onto the Bike Path. This area along the trail is currently open meadow space. 15. Strormwater crossings are addressed on engineering documents submitted under separate cover. 16. The new bike path connection to the Spring Creek Trail has been modified. 17. Signatures of the Owners of the ditch water are being provided under separate cover. This completes our response to your comments on our final submittal. Please let me know if you have any further questions. Based on our discussion in your office on Tuesday, June 27,1995, we have added the ROW access to the property located to the east to the site plan documents. This access was already shown on the subdivision plat. Although this is a voluntary dedication by the Owner of the Prospect Commons PUD Project it is their expectation that they will be compensated appropriately for the value of this dedicated land at the time that it utilized by the property to the east. I am enclosing two (2) revised Landscape Plans, three (3) revised Site Plans and one (1) copy each of Building Elevation sheets with this letter as you have directed. Other modifications have been addressed by the project Civil Engineer, Parson's and Associates and have been submitted under separate cover to the proper departments. The Plat has been redone to be complete and is submitted under seperate cover. 5. Light & Power Department Comments. a. The Estimating Guide is noted. b. The increased fees of $10,000 are noted if Ukia Lane becomes a dedicated street which it is. C. The street is to be a dedicated public street. It is our understanding that the City will provide street lighting. 6. Water/Wastewater Department comments have been addressed under separate correspondence to the engineering department. 7. Parks & Recreation Department Comments. a. European Mountain Ash have been replaced as suggested. b. Landscape elements have been relocated along the bike path to provide the clear zone required. C. Redlined comments on the enclosed landscape plan have been addressed. Engineering requirements have been addressed under separate cover. 8. The changes suggested by the City Forester have been implemented and the pruning note has been added to the drawings as requested. 9. As we have discussed, the plan as shown meets City requirements for higher density developments as an in -fill project. Deleting units from the plan would not be consistent with City Policy. 10. Storm Water comments have been addressed under separate cover to Engineering. 11. Engineering comments have been addressed under separate cover to Engineering. 12. See comment 7.a. above. 13. The Bicycle Path is to be Concrete. It is our understanding that some of the costs for the Bike Path connecting walk is to be shared by the City. Please clarify this. The setback of the bike path connecting walk has been clarified. Dear Steve; This letter shall address your comments directed to our office in your June 16, 1995 letter to us addressing our final submittal documents for subject project named above. For the ease of your review, this letter shall follow the same format as your June 16, letter to us. Comments from the Zoning Department: a. Lot dimensions on the site plan have been modified to coincide with the dimensions on the subdivision plat. b. We have tried to clarify information on the site plan showing set backs. Some of the issue deals with the City requirement to have these plans submitted at 50 scale. A larger scale would make it easier to clarify this information. C. A note has been added to the landscape plan which requires landscaping to be completed in August of 1997. 2. Building Inspection Department comments have been reviewed and we do not see any issues dealing with their comments. 3. Required language for dedication of the Spring Creek Trail has been added to the subdivision plat. 4. Mapping/Surveying Department Comments a. The name of the subdivision has been changed to Prospect Commons. This name has been cleared with Mapping and Surveying. b. Lot Dimensions have been added to the drawings. C.
