This comv.ex consists of gently sloping or stronb sloping . soils on high terraces, benches, and fans. It is about 55 percent Altvan loam and 35 percent Satanta loam. Altvan loam is mainly more sloping, and Satanta loam is smoother. These soils have profiles similar to the ones described as representative of their respective series, but the surface layer is sandy loam and loam and the surface layer and subsoil are thinner. Many areas of both soils are redder than is typical of their respective series. Included with these soils in mapping is about 10 percent Nunn and Larimer soils. Runoff is medium to rapid, and the hazards of wind and water erosion are moderate. If irrigated, these soils are well suited to alfalfa, small grain, and pasture. Under dryland management they are suited to wheat and barley. They are also suited to pasture and native grasses. Capability units IVe-1, irrigated, and IVe-3, dryland; Loamy Foothill range site; windbreak suitability group 1. 35—Fort Collins loam, 1 to 3 percent slopes. This nearly level soil is on terraces and fans. This soil has a profile similar to the one . described as representative of the series, but the combined thickness of the surface layer and subsoil is about 22 inches. Included with this soil in mapping are a few small areas of soils that are more sloping or less sloping. Also included are some small areas of Stoneham and ICim soils and a few small areas of soils that have a gravelly layer below a depth of 40 inches. Runoff is slow, and the hazards of wind and. water erosion are slight to moderate. If irrigated, this soil is well suited to corn, sugar beets, alfalfa, barley, and dry beans. Under dryland management it is suited to wheat and barley. It is also well suited to pasture and native grasses. Capability units IIe-1, irrigated, and IVe-3, dryland; Loamy Plains range site; windbreak suitability group 1. 76—Nunn clay loam, wet, 1 to 3 percent slopes. This nearly level somewhat poorly drained soil is on low terraces and alluvial fans, commonly adjacent to drainageways. This soil has a profile similar to the one described as representative of the series, but a seasonal high water table is at a depth of 20 to 30 inches during part of the growing season. Included with this soil in mapping are a few small areas of soils that have a strongly alkaline surface layer and a few small areas of soils that are moderately well drained. Also included are a few areas of soils that have a surface layer of loam or clay and a few areas of soils that are less sloping. Runoff is slow, and the hazard of erosion is slight. This soil is suited to pasture and hay. If the water table is lowered by management practices, corn, sugar beets, wheat, and barley can be grown. March 17, 1995 Page 2 table, if present, would indicate the site materials may be saturated so that those materials could be used for direct support of footings and slabs -on -grade. Based on our review of readily available site information, it is our opinion the in -place materials could probably be used for support of lightly loaded structures. Special care and construction procedures will likely be necessary in the south part of the site because of high ground water and/or expansive soils. The evaluation provided as a part of this project was based on review of readily available public information on this site. The soils indicated may or may not actually exist on the site. Fort Collins, Colorado EEC Project No. 1952019 Mr. Odehnal: EARTH ENGINEERING CONSULTANTS, INC. This report presents the results of the physiographic evaluation you requested for the referenced site. That evaluation was completed by reviewing readily available soil and ground water conditions reported for the site, primarily through review of Soil Conservation Service (SCS) site information and United States Geologic Survey published maps. Results of our evaluation are provided in this report. The proposed Prospect Greens P.U.D. will be located south of East Prospect and east of Stover Street in Fort Collins, Colorado. The general location of the approximate 2-1/2 acre site is shown on the attached diagram. Soil Conservation Service information outlining the approximate soil types anticipated at this site is also shown on the attached diagram. A description of those soil classifications is attached with this report. The USGS map showing the expected depth to the water table in this area indicates the water table would be expected at depths of 10 to 20 feet. The Soil Conservation Service information indicates the depth to ground water in the south portion of the site, that portion designated as soil type 76 on the attached diagram, indicates the depth to ground water might be on the order of 1 1/2 to 2 1/2 feet. Based on the USGS geologic map of this area, the near surface soils consist of Slocum Alluvium. The specific soil groups shown on the Soil Conservation Service map include the Fort Collins Series near the north end of the site, the Altvan Series in the center portion of the site and the Nunn Series in the south 1/2 of the site. The Fort Collins and Altvan Series consist of low plasticity lean clays with gravel or sand zones. Those materials could probably be used for direct support of footings, floor slabs and pavements for the proposed development. The Nunn Series consists of high plasticity clays with a potential for volume change with variation in soil moisture content. Special construction procedures may be required in this area to develop foundation and floor support for lightly loaded structures.
