The letter discussed in Doug's comment was sent and I believe this issue has been resolved. 15. The noted related to the sign has been removed from the Site and Landscape Plan. Copies of your red -lined plan are included in this resubmittal. - Note the following items address your comments on the red -lined Site and Landscape Plan. a. the plant count has been revised to show 5-QG-2" cal. in the NW corner. b. CR 13 annexation note has been revised. c. the 20' wide crushed limestone trail is currently installed. d. spelling errors have been corrected. e. storm sewer profiles A, B, C, and D have been removed. f. the wetland mitigation areas are shown on sheet 2 of 2. g. the arrows on the bottom of the page have been moved and are pointing to the Tumstone Lane ROW. h. all non -legible notes have been either enlarged or removed if not needed. i. The landscaped berm has been modified in Tract E to completely remove any landscaping from lot 1. 2. Engineering 1. & 5. Lucia Liley and Janelle Kechter of March, Liley and Olive have been preparing all of the required easement documents and will submit them to engineering for review prior to signatures by the owners. We understand that all required easements must be signed and sent to the City prior to the project being scheduled before the P & Z Board. Note: See attached letter from March, Liley and Olive. Also enclosed is a copy of the recorded Lot 47-drainage easement referenced in Ms. Wamhoffs comments. 2. & 6. We understand that the Douglas Road issues must be resolved prior to the project being scheduled before the P & Z Board. Sherri Wamhoff has been working with the Developer, Cam McNair and Matt Baker on resolving any outstanding issues. 3. Stormwater 1. & 3. Lucia Liley and Janelle Kechter of March, Liley and Olive have been preparing all of the required easement documents and will submit them to engineering for review prior to signatures by the owners. The two -rail fence is to be installed by the developer at on the side yard property lines of lots 25 and 26. This is a landscape element and because it is a open rail style fence and out of the limits of the drainage easement. We do not believe that it will affect the storm drainage in the area. 4. Technical Services (Mapping) 22. b. Town Center Way has been changed to Tumstone Lane and this was approved by Current Planning on July 26, 2001. 22. c. The North County Road 13 annexation has not yet been processed by the City. (See attached letter from March, Liley and Olive). 22. d. Lot 1 has a restriction that any home must be a minimum of 150' from any existing oil well. College Ave Fort Collins, Colorado 80522-0580 RE: Hearthfire P.U.D., 2Id Filing, Final, #31-95E Resubmittal - Response Letter Dear Steve: Enclosed please find eight (8) copies of the revised Final Site and Landscape Plan as well as five (5) copies of the revised Final Utility Plans as prepared by Shear Engineering Corporation, one (1) copy of the revised Drainage Report, and six (6) copies of the revised Final Plat as prepared by Fredrick Land Surveying for the Hearthfire P.U.D., Second Filing, Final. (As well as the redlined prints from your last set of referral comments.) Note: also attached is one (1) copy of the engineering response letter from Shear Engineering Corporation and the Revisions Routing Sheet from Current Planning. This is a response to the most recent review comments concerning the Final Site and Landscape Plan, Final Utility Plans and Final Plat for the Hearthfire P.U.D., Second Filing. This response will address some of the comments from the Current Planning, Natural Resources Planner, Engineering, and Mapping, as noted in your letter and the Project Comment Sheets dated July 3, 2001. Shear Engineering Corporation has written separate letters to Engineering and Stormwater to address their specific comments as well as the engineering and plat related comments from the other departments. Copies of those letters are included in this resubmittal. Also, for your information, Lucia Liley has been working directly with Bill Fischer and Paul Eckman on the preparation of the required offsite drainage easements from the Water Supply and Storage Company (see attached letter from Lucia Liley addressing all of the outstanding easements issues and the annexation of the CR 13 ROW). We understand that these offsite easements must be completed and signed prior to the Planning and Zoning Board hearing as well as the issues regarding the final design of Douglas Road. 1. Current Planning (Note that you and I had discussed all of these issues in our meeting of September 17d ). 16. The note on the Site and Landscape Plan has been revised to state that the developer is responsible for the installation of this fence at the time of development. 17. Town Center Way has been changed to Tumstone Lane and this street name was approved by Current Planning on July 26, 2001. A memo was sent to you at that time. 18. The North County Road 13 annexation has not yet been processed by the City. (See attached letter from March, Liley and Olive).
