She was also concerned about having to tear down the existing building because of the requirements of the LMN zone. They were open to looking at the Industrial Zoning District. Mrs. Nauta did not think that LMN, residential, was appropriate across the road from the railroad and that there should be a commercial or industrial buffer for any housing there. Mrs. Nauta asked the Board to keep their property zoned Commercial or look at the Industrial Zoning District. Mrs. Nauta stated that the property is currently being rented to a trucking company. They base their operation there, they do mechanical work on their trucks, and store their trailers on the property. Member Weitkunat asked if the property were to move into the LMN zone and not the C, Commercial zone, would this property become a non -conforming use. Planner Waido replied that the business is currently a non -conforming use, and it carries that stigma because the previous zoning on the property was commercial with a P.U.D. condition. Planner Waido sensed that the Board was uncomfortable in that the Nautas have not had an opportunity to really look in clear english the uses allowed in the C, Commercial Zone. The City is not any pressure to change the zoning in the immediate future, and were acting on an application made by the Nautas. If the Nautas would like to table this item, staff can work to help them get a better understanding of their zoning options. Mrs. Nauta asked the Board to table the time until a later date for more information. Member Gavaldon moved to continue the request for the Nauta Rezoning, #55- 95D before March of 1998 at the request of the applicant. Member Weitkunat seconded the motion. The motion was approved 7-0. Project: Good Samaritan Village Rezoning, #55-95E 2•-'-4(p17 Project Description: Request to rezone approximately 15.2 acres located north of Trilby Road and west of Constellation Drive from the LMN, Low -Density Mixed -Use Neighborhood Zone to the MMN, Medium -Density Mixed -Use Neighborhood Zone.
