Sincerely: Ted Shepard Chief Planner w Commu. _y Planning and Environmental, vices Current Planning City of Fort Collins November 7, 2000 Mr. Kurt Prinslow CLC Associates, Inc. 8480 East Orchard Road, Suite 2000 Englewood, CO 80111 Dear Kurt: Staff has reviewed the Mulberry Lemay Crossings, Filing Two for the plan set dated October 3, 2000 and offers the following comments: Please refer to the redlined plans and comment sheet from Engineering. Please note that the plans need to reflect the changes on the utility, site and landscape plans made necessary by the round -about project. This may be especially important since grades around the detention pond have been modified. 2. Please show the sight distance easement on the site plan. 3. See notes for discrepancies between the plat and the site plan. 4. As we have discussed, we would like to route the new plat around to the outside utilities and agencies for comment. It would be helpful to include the site plan, sheet 2 of I 1 so the commenting agencies can see building envelopes as well as easements and lot lines. Please submit five additional plats and 13 site plans (sheet 2 of 11 only). 5. Please refer to the redlined plans, Drainage Report and comment sheet from Stormwater. Please note that the proposed finished floor elevations at the site do not match the elevations listed in the previously submitted floodplain use permits. This discrepancy should be reconciled. 6. On sheet 1 of 11, please revise General Note 16. This note refers to noise being reduced to 45 db. It should state "...to a level of 45 db or less..." 7. On sheet 1 of 11, please add a table entitled "Potential Land Uses." (There appears to be space under the Legal Description.) Adding this list will allow land uses that may not be retail without having to submit a Minor Amendment. This list should be: 281 North College Avenue • P.O. Box 580 • Fort Collins, CO 80522-0580 • (970) 221-6750 • FAX (970) 416-2020
