This memorandum provides a comparison of the trip generation < and an opinion regarding the operation of the key 'intersections. = Appendix A contains a site plan showing the location of Phase I and J Z Phase II. 0 N n- Phase I has two alternative land uses. The residential land N use scheme has 88 townhome dwelling units and 4 duplex dwelling N units. This land use will generate 554 daily trip ends, 42 morning peak hour trip ends, and 52 afternoon peak hour trip ends. The alternative land use is 109,234 square feet of office. This land use will generate 1203 daily trip ends, 171 morning peak hour trip ends, and 162 afternoon peak hour trip ends. Phase II will consist of 45 townhome dwelling units and 4 duplex dwelling units. Phase II will generate 302 daily trip ends, 23 morning peak hour trip ends, and 28 afternoon peak hour trip ends. In the original TIS, the trip generation for the Phase I portion was 517 daily trip ends, 40 morning peak hour trip ends, and W49 afternoon peak hour trip ends and the trip generation for the Phase II portion was 617 daily trip ends, 88 morning peak hour trip 0. O ends, and 89 afternoon peak hour trip ends. z F z The current proposal, with the office land use alternative, will be slightly higher than that analyzed in the original TIS. V OZ However, it is expected that the key intersections will operate J ti similarly to that reported in the original TIS. The office land use (j p would likely use the College/Fossil Creek/Cameron signalized Q a intersection. This intersection has excess capacity and will be able to accommodate the additional trips and operate acceptably. With the • O residential land use alternative, the trip generation will be much lower and, therefore, acceptable operation at the College/Fossil a Creek/Cameron intersection will occur. APPENDIX A signalized in the "South College Avenue Access Control Plan Update Report," February 2002. However, it is not likely that the signal warrants will be met in the short range (±5 years) future. With the eventual signalization, the College/Fairway intersection will operate acceptably. It is concluded that the key intersections will operate'similarly to that reported in the original Redtail TIS with either land use alternative currently under consideration.
