Shrubs have been added to the south side of the co -housing area south of the private drive to help buffer the railroad. 2. Dimensions have been added to the private drive where it necks down south of the co -housing units. 3. The Autumn Purple Ash (APP) symbol has revised to read AAP. 4. The private drive south.of the single family lots and adjacent to the railroad tracks has been moved north so that there is a minimum of 5' from the property line to the edge of curb. Trees have been added in this area to help buffer the tracks. 5. As'noted above, we have met onsite with both the City Forester and Parks Planning Department to discuss all existing trees on the site and their removal and/or relocation. A note has been added to the plan addressing this concern. 6. We have shown a future walk connection from the commercial building to Cherry Street. ' 7. Mason Court (Fat Tire Lane) has been redesigned and a note has been added to the plan stating the end of the public street. Steve, I believe this addresses all of the concerns and, comments related to the Final Landscape Plan but should you have any questions, please feel free to give Brad Saucerman of myself a call. Also note that I have enclosed 6 copies of the Revised Landscape Plan for your review and the Red -Lined prints from Current Planning, Engineering, and Water/Wastewater. The utility plans have been revised to show the scored and stamped concrete in Fat Tire Lane and the private drive. e. We have shown a future walk connection from the commercial building to Cherry Street. f. The Mason Court (Fat Tire Lane) and the parking lot has been redesigned to allow the required 40 foot separation to the edge of the travel lane. g. The drive into the parking lot has been reduced to a maximum 35' width at the cul-de-sac. h. The walk around the cul-de-sac has been detached from the curb and landscaping added. i. Fat Tire Lane has been redesigned and the steps and retaining walls on the north side of the street have been eliminated. j. The existing walk on Cherry Street has been verify and it is a 5' attached walk. Plans have been revised as needed. 7. 1 Ih- A note has been added to the Landscape Plan which states: "All utilities shall be located prior to the installation of any trees or shrubs. 8. 11 j- The landscape plan has been revised to provide the required utility separations between trees and shrubs. 9. 111- Comments from Roger Buffington of Water/Wastewater Department have been addressed as follows (related to the red -lined landscape plan): a. The landscape plan has been. revised to provide the required utility separations between trees and shrubs. 10. 14- We have shown a future walk connection from the commercial building to Cherry Street. In response.to the referral comment letter from Stormwater Utilities as it relates to the landscape plan please note the following: 1. 6- The landscape plan shows what appears to be cobble lined swales between the co - housing units. These are actually crushed stone pathways and not swales. The plan has been coordinated with the grading plan to prevent conflict between the swales and paths. In response to the referral comment letter from Engineering as it relates to the landscape plan please note the following: 1. 1- The Site, Landscape and Utility Plans have been revised so that they all match as far as the Sherwood Street/Private Drive connection, the emergency access easement path alignment and width, the existing walk along Cherry Street hnd the stamped and/or scored concrete locations. 2. 2- The sidewalk around the cul-de-sac has been detached per the City's current street standards. 3. 3- We have shown a future walk connection from the commercial building to Cherry Street. Final Landscape Plan Revisions Dear Steve: I br/wo,'r" Plamimp Based upon your letter of August 13, 1997 to Mr. Mikal Torgerson and the referral comments we have received, we have made the following revisions to the Final Landscape Plan: 1. 3b- Deciduous trees have been added for screening between single family lot 10 and the co -housing parking lot to the west. 2. 3c- The private drive south of the single family lots and adjacent to the railroad tracks has been moved north so that there is a minimum of 5' from the property line to the edge of curb. Trees have been added in this area to help buffer the tracks. 3. 8- We have met onsite with Janet Miesel of the City's Park Planning Department to discuss existing trees, drainage and other concerns. We have agreed to meet again prior to construction with her and the Parks Maintenance Department to locate existing irrigation heads and lines, utilities, fencing, drainage improvements, etc. and coordinate any necessary items at that time. 4. 9a- We have met onsite with Tim Buchanan to review all existing trees; tree protection and transplanting trees. At this meeting we discussed and agreed to allow the City the first right to relocate any of the existing trees which need to be removed on the site to locations with Martinez Park or where the City sees a need. If the City elects not to move some or all of the trees, the Developer will be allowed to relocate the trees onsite at his cost or remove the trees. 5. 9b- We have added as many canopy shade trees to Mason Court (Fat Tire Lane) as possible. Do to the Utility Departments requirement of a minimum separation of 10' from any utility line, we are prevented from placing the trees on 40' centers as required in the new street standards. We have also replaced the shrubs in the parkways with turf. 6. 10- Comments from Sherri Wamhoff of Engineering have been addressed as follows (related to the red -lined landscape plan): a. The private road connection with Sherwood Street has been revised to show a driveway cut to match the utility plans. This has also been done at the east end of the private drive as it connects to the cul-de-sac. b. The utility plans have been revised to show the walk through the emergency access easement matching the site and landscape plans. c.
