Public access points need to be provided at 660-foot intervals. b) Refer to the Alternative Compliance Plan for more specific comments. 2) AMENDED ODP a) Please modify note number 1 on the Cover Sheet. b) Please modify the proposed access points as shown on sheet number 2. c) See ODP for additional comments and concerns K. Current Planning Department: 1) Section 2.2.11 of the Land Use Code requires that an applicant submit revisions based on this letter within 90 days or the project application becomes null and void. Your response to the City's concerns is due by October 17, 2000. A 30-day extension to this deadline is available. Request for an extension should be directed to the Current Planning Director. If remaining issues do not require plan revisions, a status report verifying continuing efforts toward resolving the issues is required within the same timeline. 2) As discussed with Angela Milewski on July 12, 2000, the location of all proposed and existing arterial, collector and connector streets and major pedestrian and bicycle routes, including major points of access need to be proposed and shown on the plan sets. 3) As discussed with Angela Milewski on July 12, 2000, we need to sit down and discuss the Alternative Compliance Request as submitted. The request to not comply, with street connections to the east across the Fossil Creek Inlet Ditch is compelling; however, the :elimination of street access designations into that portion noted as Webster Property is not. In addition, in order -to comply with 2.3.2(H) there is the need to provide additional street connectivity on the north boundary 660 feet east of Cinquefoil Lane. 4) In order to Comply with 2.3.2(H) connectivity standards need not reference private access points, but are to be more public in their connectivity designation on the Overall Development Plan. Subsequent project development plans, will most likely be mechanism in which potential access drives will be evaluated based on project parameters and conformance to more specific City standards. 5) The Cambridge Drive Access Detail notes that Cambridge Drive is dedicated with a seventy-six (76) foot street right-of-way and a nine (9) foot utility easement. It appears that the nine- (9) foot'utility easement is on private property, are these property owners dedicating this easement? Please elaborate. 6) The legend needs to be revised to more clearly delineate property and overall development plans boundaries. 7) Note on sheet 2 of 4 references that the site will receive water and sewer services from the Fort Collins Loveland Water and Sanitation District, is this correct? 8) On May 26, 2000, the City Council approved a number of road changes within the City. Please note that County Road 36 is Kechter Road, County Road 9 is Ziegler Road and County Road 7 is now Strauss Cabin Road. 9) The plan needs to comply with all limitations imposed by the Land Use Code including Land Use Standards of LUC Division 4.21. Additional comments and the required number of revised plans may be forthcoming as the various departments.including the Current Planning Department and reviewing agencies continue to review this request. Please provide a written response to each of the above comments with the submittal of plan revisions. In addition, a revised site development plan drawn to scale which is clearly dated and labeled shall be submitted to address the above. 2 Comm. Please note that staff reviewed your plans and the Planning Division mailed a request for comments to several public agencies and departments. This development proposal is subject to and shall comply with all requirements .set forth in the City's Land Use Code (LUC), specifically: Articles 2. Administration (Development Review Procedures); Article 3. General Development Standards; Article 4. [Zoning] Districts; the Harmony Corridor Plan; and,.the City of Fort Collins Development Manual. The City of Fort Collins, Land Use Code (LUC) requires that throughout all land use proceedings, the burden to comply with all applicable standards rest with the applicant. Staff, after reviewing materials submitted by the applicant, finds that revisions/re-design to the submitted plans dated revised June 12, 2000 are warranted to meet the Land Use Code, the Harmony Corridor Plan, and the City of Fort Collins Development Manual. - The following lists the agencies and departments that responded A.
