Dear Resident:
On Wednesday, March 18, 1998, at 6:45 p.m. in the Main Conference Room of 281 North
College Avenue, the Current Planning Department will conduct an Administrative Hearing to
consider a development proposal in your neighborhood. The project is referred to as the Spring
Court Subdivision -Fort Collins Muffler, #24-97.
The project consists of a 5,300 square foot building located at the southeast corner of Johnson
Drive and Spring Court (please see the map on the reverse side.) The intent is that the existing
site of the Fort Collins Muffler (along College Avenue) will remain open with additional
operations at this proposed site. The proposed auto care center will have two access drives, one
to Johnson Drive and the other to Spring Court, however the access along Spring Court will be
limited to shipping and receiving.
The affected property owners list for this public hearing is derived from official records of the
Larimer County Assessor. Because of the lag time between home occupancy and record keeping,
or because of rental situations, a few affected property owners may have been missed. Please
feel free to notify your neighbors of this pending meeting so all neighbors may have the
opportunity to attend.
