The Poudre Fire Authority offered the following comments: a) Please verify that in the event of a sprinkler flow there is an evacuation alarm in this area. The Current Planning Department offered the following comments: a) The applicable submittal requirements were handed to the applicant at the time of conceptual review. CONCEPTUAL REVIEW STAFF COMMENTS City of Fort Collins MEETING DATE: July 21, 1997 ITEM: Change of use of the GK Gymnastics building located at 4211 South Mason APPLICANT: Jeff Wright Heart of the Rockies Christian Church 2000 South Lemay Avenue Fort Collins, Colorado 80525 LAND USE DATA: Request for a change in use to allow the Heart of the Rockies Christian Church to use an existing gymnasium building for Sunday church services with no changes required to the building. The space which is to be used in approximately 1500-1600 square feet (where the basketball court is located during the week). COMMENTS: 1. The Zoning Department offered the following comments: a) The added use needs to conform to the requirements of the new Land Use Code. According -to the Land Use Code, you are required to have a 10' landscaped buffer along Mason. This would require a reconfiguration of the parking design. If you feel you cannot meet the requirements of the Code, a modification to the standard must be requested which is decided by the Planning and Zoning Board. The Engineering Department offered the following comments: a) You may need to submit and Transportation Impact Study (TIS). Zoning We are requesting a modification to the standard requirement in the new Land Use Code for a 10' landscaped buffer along Mason. Heart of the Rockies has a short term lease with GK Gymnastics to use the building only on Sunday mornings, with plans for the church to be in its own building by the end of 1998 or in early 1999. 2. Engineering Eric Bracke has indicated that a Transportation Impact Study will not be required. 3. Building Inspections A floor plan demonstrating the layout of seating is attached. 4. Poudre Fire Authority An evacuation alarm is located at the doors entering the gym. 5. Current Planning The original of the submittal requirements, marked and initialed by Bob Blanchard, is attached.
