The requested meeting took place between the Landscape Architect and Forester in September of 2013. A table should be provided on sheet PDP L2 that has all the significant trees identified by number, diameter, and condition, retain or remove and mitigation number of new trees for each removed tree. The preservation of the existin street trees is the primary reason to maintain the existing contours on -site The site was previously leveled when it was a convenience store/gas station which resulted in the eastern portion of the site being approximately 2 Y2 - 3 feet higher than the east property line and the NE corner of the site. Thus the existing berm, on which the preserved trees are located. The design of the new plaza facilitates and encourages the interaction between the public and the commercial activity. Department: Engineering Development Review Contact: Marc Virata, 970.221.6567, mviratfcaov.com Topic: General Comment Originated: 09/11/2013 Comment Number: 1 09/11/2013: The construction plan indicates keeping the existing attached sidewalk and saw cutting out areas for tree and tree grates, which would leave about 2 feet of concrete width to the south of the cut-out area. See above commentary regarding street scape.The plans are then ambiguous on what occurs directly south in terms of hardscape. With the plans showing removal of the existing trees south of the existing walk, the implementation of trees in tree grates will need to result in the removal of the entire existing sidewalk and the installation of a new wider attached sidewalk. That concept has been abandoned and the existing street trees are now being preserved to the maximum extent possible. The sidewalk should be 12 to 15 feet in width to provide some shy distance away from the structures as well as being in keeping with the Campus West study. Although we propose to make the sidewalk undulating to enhance the pedestrian experience, we have honored the minimum width of 12 feet. Additional right-of- way dedication and/or access easement may need to be dedicated. None is proposed or anticipated with this new design. Display windows are han in a variety of ways, including storefront and single window pattems. Transoms are accomplished by either projected /soldier brick, projected stucco or some other type of metal cap. ne and brick - A base element shall be clearly defined by using structured materials such as sto (please provide details of the manufactured stone proposed). Our primary base element material is split face CMU. / - A top element with a cornice, stepped parapets etc... (See Sec. 3.5.3(E)(6). We have utilized both stucco cornices / and stepped parapets where the top is of a flat commercial shape. We have broken up the monotony of a single flat top plane with vertically raised cornices and, periodically, towers with sloped roofs. - Flat roofs with parapets are a signature of commercial/retail development and would be much better suited for this development. Done. The stucco areas within the gabled roofs are pretty stark. The gable / roofs have been deleted and substituted with flat cornices and hip roofs of standing seam roofing. The primary wall material of the "towers" is brick with a CMU base. The major horizontal element of the tops of the walls meets the city requirement of a minimum height of 20 feet above grade. However, there are a few isolated places where it was necessary to vary that height, either higher or lower, to create visual interest and to break up the long plane of the roofs. / Note also that we are proposing the use of Qhotovgltaic panels to supplement our electrical demands. To / highlight this state of the art product, it required the incorporation of a sloped roof on a portion of the JJJ south elevation (away from the street) to maximize the solar capture efficiency. In order to prevent an overly high projection appearance, the lowest portion of that supporting wall is lower than 20', but rises on a steep slope to 20' in a few short feet of run.
