DB NOCO, LLC ("DW) is the tenant under a ground lease with Blue drama Properties, 'LLC
("Blue Graata') for that certain property known,as Lot 3, Timberline Center, City of 'Fort
Collins,,L.arimer County, State of Colorado ("Lot Y). DB is in the process of developing Lot 3:
As a part of the redevelopment process, DB will be removing. the existing curb, gutter and
asphalt on Lot 2, Timberline Center, City of Fort Collii'ts,.;Larimer County, State sf Colorado
("Lot 27') as shown in the Utility and Demolition Plan ("Curb, Gutter and Asphalt
Improvements").
Upon approval bythe City of Fort Collins of the development, "Timberline Real Bstate.LLC will
grant DB a construction and access easement on Lot 2 fora. the purpose of removing and replacing
the Curb. Gutter and Asphalt Improvements, at DB's sole,costand exjx:n,e, to allow for,the
proposed drive aisle connection between Lot 2 and .Lot'3.
