Both single phase and 3-phase power is available to this site. Light & Power has electric facilities in the
underground vault at the comer of Bear Mountain Dr. and Timberline Rd. that can be utilized for serving this
property.
Applicant Response: Initially the applicant intended to use the existing transformer north of the Big 0
Tire, and this was what the site plan and landscape plan were based on. However, because of easier
access, final plans will most likely use the underground vault as described above.

development review meeting of 2/17/16. Code language provided below.

permanent NO PARKING - FIRE LANE signs complying with Figure D103.6 of the IFC. Signs shall have a
minimum dimension of 12 inches wide by 18 inches high and have red letters on a white reflective background.

List the percentage of each tree species used and check that quantities meet the minimum species diversity
standard LUC 3.2.1 D 3.
Applicant Response: The landscape design proposes thirty-two trees (the sum of all ornamental,
overstory, and coniferous trees), putting the design in the category of a 33%maximum allowance of
any one tree species per the above standard. As proposed, the greatest number of trees of any one
species (Spring Snow Crabapple) is eight, or 25% of the total. Please note that an additional eight
street trees in good condition already exist in the public rights of way of Timberline Road and Bear
Mountain Drive. Including these additional trees (four Burr Oaks and four Redmond Lindens), would
increase the total number of trees (existing + proposed) to forty. The maximum allowed percentage of
any one species using this methodology would be 25% however, no single species (proposed and/or
existing) exceeds 20% of the project total when including existing trees. Percentages of each tree
based on the total number of trees proposed (thirty-two) are included on the landscape plan.

In order to meet the allowable exception to the build to line along Bear Mountain Drive, which would have the effect of
placing the building no further back than 15 feet from the property line, the details of the patio area need to be established
on one of the plan sheets. This could be done on the Site Plan or as a separate detail. Components may include, but not
be limited to tables, chairs, picnic tables, trash containers, seat walls, and the like.
Applicant Response: Detailed information on the site plan and landscape plan indicating paving
scoring, patio furniture, trash containers, and boulder locations (approximate) has been provided. As
these are not construction drawings, information is included on the Site Plan. Cut sheets are provided
as an attachment.

Applicant Response: The above note has been added. As a result of the addition of this note, the

We appreciate your timely review of the revised Major Amendment submittal. Our formal responses to your
comments follow. One set of revised plans is attached, although I only included the sheets that changed. Please
note that the lighting & photometric plan will be coming separately later this week. That plan changed to ensure
that we were using flush -mounted and flat lens fixtures. Cut sheets of the proposed patio furniture, as well as the
light fixture now proposed below the drive -through canopy, are attached.
I believe that we have addressed all of your concerns. I look forward to working with you as we move forward to
the March 8, 2016 Planning & Zoning Board hearing date. In the event that I missed anything, or if new
