Gilliland Date: September 13, 2005 To: City of Fort Collins Planning & Engineering Staff Purpose: Address Planning & Engineering Staff Comments RE: Rieden Farm Eleventh Filine, Brooklyn Park Row Houses Planning & Engineering Staff, The following comments have been addressed in the following manner: "CURRENT PLANNING — Steve Olt Plat Comment - Number 66 b. Missing data and incorrect bearing on emergency access easement Comment has been addressed, Data has been added & corrected. c. Why not make building envelopes solid lines? - Comment has been addressed: Buildine envelopes are now all darker in color and solid lines. d. The subdivision plat is confusing Tract A & easements lines. Is everything in Tract A outside of the Building envelopes? — Comment has been addressed: Tract A is now Lot One (1), which is the whole site as shown on the plat and embraced within the heavy exterior lines, a note has been added to the plat to clarify this, all buildine envelopes are on Lot One (1). Easement lines remain as dashed lines. "ENGINEERING —Marc Virata Plat Comment Number 53 - Add note to Plat regarding private drives as attached to Engineering comment sheet. - Comment has been addressed, Note has been added to Plat. Plat Comment Number 53 - The plat does not appear to be dedicating (and actually vacating) utility easement behind the right-of-way of Iowa Drive, with the exception of a 30'x30' utility easement towards the middle -of the site. A varience request will be required to not provede the 9' utility easement behind Iowa Drive with acceptance by the utilities - Comment has been addressed — Varience was requested and approved, 9' utility easement on the East side of Iowa Drive will be vacated.
