HomeMy WebLinkAboutTURNING POINT - MODIFICATION OF STANDARD - 12-99A - CORRESPONDENCE - CORRESPONDENCE-HEARINGNo Text Comm, ty Planning and Environmental' :rvices Current Planning City of Fort Collins Dear Resident: November 30, 1999 The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday, December 16, 1999, at 6:30 p.m. in the Council Chambers**, City Hall West, 300 LaPorte Avenue, will hold a public hearing on a proposed project in your neighborhood. The proposed project is commonly known as the Turning Point, Modification of Standards, #12-99A. This is a request for the Planning and Zoning Board to allow a modification to the Land Use Code to increase the number of permitted group home residents from 20 to 36 at the property at 801 South Shields Street. The site was recently granted a change of use from "fraternity" to "group home." As a fraternity, the existing 12,508 square foot, 3-story building housed 45 residents. The building is on a 25,200 square foot lot. Section 3.8.6(A) of the LUC limits group homes in the CC zoning district to a maximum of 20 residents. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. Please Note: Due to the number of projects being reviewed by the Board, there is no guarantee this item will be heard on the date advertised.
