between parking lots and interior lot lines. It is important to note that upon
review of the minutes granting exception to landscape strip setbacks,
street tree amount, location and placement are still required to meet Land
Use Code standards.
d. The burden of demonstrating compliance with all Land Use Code criteria
is with the applicant.
Prior to formally scheduling a public hearing, a shortened brief round of review is
needed to adequately address staffs concerns. To facilitate the complete re -
submittal of the application including redlined plans with supplemental materials,

Staff reviewed the re -submittal of the Poudre Business Park Plat dated 6.23.00
and plan dates of 06/23/00 and would like to offer the following comments:
COMMENTS:
1. Mapping and Drafting:

5. Current Planning:
a. Section 2.2.11 of the Land Use Code requires that an applicant submit
revisions based on this letter within 90 days or the project application
becomes null and void. Your response to the City's concerns is due by
October 24, 2000. A 30-day extension to this deadline is available.
Request for an extension should be directed to the Current Planning
Director. If remaining issues are those that do not require plan revisions,
a status report verifying continuing efforts toward resolving the issues is
required within the same timeline.
b. Once again, prior to formal re -submittal, it is pertinent that staff meets with
your team to discuss the specific issues raised with the plan sets dated
06.23.00.
c. Per sheet 2 of 2 (Landscape Plan) please note LUC Section 3.2.1(E)(4)
