a. Please show the date of the Plat.
b. Once again "Official Plat Language" has changed. Please include the new
"Official Plat Language" as show on the next page on the Plat.
c. Please show how the easements along the west property line are
delineated. As it shown presently, it is hard to determine where one
easement ends and the other begins.
8. Stormwater Utility Department:
a. Please note that final drainage plan is required to include a water quality
pond. The final easements will be dependent upon the location of this
pond and its facilities. At this time the final drainage plan has yet to be
approved.
9. Light & Power, Water/Wastewater, Public Service, Zoning:
a. These departments have no comment.
10. Park Planning, Advance Planning, Forestry, Right of Way Planning,
Transportation Planning, Traffic Operations, Transfort, Pavement
Engineering, Poudre R1 Schools, US West, and Street Oversizing:
a. I have not received a response from these departments. It is anticipated
that they have no comments. If I receive any comments from these
departments, as soon as I receive them, I will forward them on to you.
11. Current Planning:
a. Section 2.2.11 of the Land Use Code requires that an applicant submit
revisions based on this letter within 90 days or the project application
becomes null and void. Your response to the City's concerns is due by
December 15, 1999. A 30-day extension to this deadline is available.
Request for an extension should be directed to the Current Planning
Director. If remaining issues are those that do not require plan revisions,
a status report verifying continuing efforts toward resolving the issues is
required within the same timeline.
b. Please make your page title conform to the standard plat title block used
in Fort Collins.
c. Please return all redlined plans when you submit revisions.
d. The burden of demonstrating compliance with all Land Use Code criteria
is with the applicant.

Staff reviewed the Submittal of the Poudre Business Park Plat, and would like to
offer the following comments:
COMMENTS:
1. Building Inspection:
a. No comments: no data for building department to review.
2. Mapping/Drafting:
a. Plat and Legal close.
3. Natural Resource:
a. This project meets to (sic) 80% average buffer zone distance & I received
a letter from Dick Rutherford verifying that Tim Buchanan will not require
the existing Siberian Elms to be saved, nor will he require any mitigation
for the loss of these trees.
4. LETA, Larimer Emergency Telephone Authority:
a. Street names are an extension of currently used names. No changes
needed.
5. TCI:
a. AT&T Cables has facilities (underground) in this vicinity. Please call for
locates before any excavation.
b. We will make no plans to service this property until a Broadband Utility
Easement (Service Agreement) is secured through our commercial sales
department. Please contact Reneta Santoro at 970.493.7400.
6. Poudre Fire Authority:
a. No comments, until a structure is proposed.
