Landscaped islands. www.edaw.com Permission to remove the existing tree in the northeast -parking island, as shown on attached Sheet 2 of 3, Landscape Plan which will result in a "tree -less" island. Land Use Code 3.2. 1 (E)(5)(c) requires each landscaped island to include one or more canopy shade trees. Due to the need for lighting to be located in this island and the requirements set in Land Use Code 3.2.1(K)(1), it is not possible to retain this existing tree and meet the minimum dimension requirements for the tree/utility separations. While the existing tree is a shade tree, ii is not possible to replace it with an ornamental tree, either, and maintain the required separation dimensions. In addition, an existing fire hydrant is also, presently, located within this island. The required ten (10) foot separation distance between trees and utility features is not available with the existing tree. While we would be deviating from the above mentioned land use code requirement, the proposed landscape plan has been developed to meet and/or exceed the City of Fort Collins landscape requirements to incorporate existing vegetation; maximize tree canopy cover; and enhance neighborhood continuity and connectivity. It would certainly be optimal to maintain the existing tree, but it is not possible to do so and abide by the separation distance requirements. To compensate for the loss of this tree, the proposed landscape plan includes an attractive combination of shade and ornamental trees. A row of ornamental trees is proposed along the parking lot; a row of columnar shade trees is proposed along the north side of the proposed building; and the existing shade trees along Mason Street are maintained and added to. It is our request that the City of Fort Collins grant permission to deviate from Land Use Code 3.2. 1 (E)(5)(c) and allow this particular island to be "tree -less". Thank You, Joa n M.
