The applicant proposes 3 detached single-family residences (1 existing), 34 2-bedroom townhouses, and 16 attached two -bedroom units housed within two buildings (8 per building), constituting a total of 53 units on 6.739 acres. The site is located south of East Prospect Street, '/4 mile west of Lemay Avenue, and is in the Low Density Mixed - Use Neighborhood (LMN) zoning district. The proposed density of the Project Development Plan is 7.86 dwelling units per gross acre. If you have any interest or concern about this proposed project, you are encouraged to attend this public hearing. At the hearing you will have the opportunity to hear from the city staff and the project applicant about the details of the project. You will also be given the opportunity to state you views about the project. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
