JVA, Incorporated 1319 Spruce Street Boulder, CO 80302 Re: Requested Variances for the Fort Collins VOA Elderly Housing Project Dear Mr. Tone, In response to your variance requests for the VOA project, the requests for parking setbacks and the driveway cut are denied until further information is provided as required in the Latimer County Urban Area Street Standards under Section 1.9.2. For the cul-de-sac length request, the copy of the Poudre Fire Authority letter is all that is required (please send this to me, it was not attached to the variance request letter sent July 25, 2001), since the longer length does not require a variance if the residences are fire sprinklered and PFA approves. The stormwater variance request should not be submitted through me, but rather should be included in the drainage report sent to Stormwater. If you wish to appeal this denial, please note that you have 10 days to do so as outlined in 1.9.2.13 of the Latimer County Urban Area Street Standards.
