I am attaching some photos that I took of the four single-family homes that our immediately south of our site. I assume that you have been out there to see them but I wanted to include the photos for your reference. They are all very nice well -constructed homes which is why our proposed design uses many of the same design elements. A few of the items that I would like to point out are as follows: 1. All four single-family homes have shed -style roofs with brick veneer detailing either around the door or at the porch columns which is very similar to our design. I know the patio screens are still a concern and we are continuing to try to develop a better solution. Please keep in mind that in our opinion some version of an opague screen is a must since our rear -loaded garage layout precludes a rear patio. 2. Our 6-plex buildings are divided into three distinct masses with 4' setbacks at each element change. This breaks the +/-7,000 s.f. buildings into 2-3,000 s.f. components which is about the size of the adjacent homes. 3. We used shallow roof pitches over the main portions of our building to keep their overall height similar to the single-family homes while at the same time using steeper pitches at the prominent roof elements including gable -ends, dutch -hips, window projections and the front porch roofs. Many of these roof forms where gleened directly from the adjacent homes. Hopefully this helps you and other staff members to better understand our approach from the beginning on how to successfully integrate this multi -family development into the overall neighborhood fabric. We will continue to work on ways to better meet the staff's and neighbor's wishes while making sure this is a viable product when finished. Please give me a call if you have any questions.
