The submittal package for CDOT will be sent out next week (which includes the Harmony Road striping plan, design waiver modifications, and CDOT access permit). It is our understanding from our last meeting with CDOT and City of Fort Collins on 6/25/03 that the Harmony Road portion of this project would not hold the Harmony Schools Shops Fourth Filing from getting scheduled for a public hearing. Therefore due to time constraints we will have to submit this portion next week. If you have any questions or need additional information, please contact me at 970.491.9888. Western VII Investment will contract with JR Engineering to complete drainage certification. 60. Through our research we concluded that there was never a recorded easement for the existing detention pond located due East of the existing gas station. 66. • A note was added to cover sheet clarifying the maintenance responsibility of storm sewers. • Storm sewer labeling was revised. • JR Engineering designed the proposed utilities to achieve the largest separation possible. A note on the plat clearly indicates all road setbacks. 51. A note is shown on sheet 9 "Utility Plan" indicating that the overhead electric line shall be placed underground with this development. 52. The City of Fort Collins owns and maintains the tract between this development and the development to the north "Sunstone Village PUD". The city has agreed to sign off on whatever documentation is required as discussed in city meeting on Monday 4/7/03. 53. The Type III barricade was removed due to the extension of the temporary asphalt path to Snow Mesa. 54. Offsite easements exhibits will be included with this submittal. 58. A blanket cross access easement will be provided for the entire development as noted on the plat and will also be covered in the Developer's Agreement. 68. The name on the plan set have been updated to Harmony School Shops 4`h Filing. 73. All necessary plans have been updated to show the extension of the temporary asphalt path. 75. Additional Right-of-way will not be required for Timberline and Harmony Roads as discussed with City of Fort Collins and CDOT.
