Answer: Probably just the Safeway Supermarket storefront in the shopping center to the west. 4. Comment: We have a concern about the westbound right turn lane on East Harmony Road. It is very narrow and difficult to maneuver. Response: This will be looked at and evaluated during the City's development review of the project and the required traffic study. 5. Comment: The additional traffic from this development will exacerbate a situation that already is not good in the area. Response: This will be looked at and evaluated during the City's development review of the project and the required traffic study. 6. Question: Will the vacant 3-story building to the north be considered for potential land uses when the traffic study is done? Answer: Yes, it should be. Some land use assumptions can be made and included in the traffic study. 7. Question: We have concerns about cars turning right, northbound, out of this development and driving through our subdivision (Golden Meadows). Answer: The amount of traffic to be generated by the potential land uses in this development, compared to the existing background traffic, will probably be a relatively low percentage of increase in the traffic. 8. Comment: When people cannot make a left hand turn to get out of this site they will turn right and (probably) speed through our neighborhood (Golden Meadows). 9. Comment: My main concern is having adequate infrastructure to accommodate this development as well as existing development in the area. 2 City of Fort Collins CommL _ty Planning and Environmental .rvices Current Planning NEIGHBORHOOD INFORMATION MEETING PROJECT: Convenience Shopping Center @ Northeast Corner of East Harmony Road and McMurry Avenue DATE: March 3, 2003 APPLICANT/CONSULTANT: VF Ripley Associates c/o Rachel Linder Lee CITY PLANNER: Steve Olt C The applicants are proposing a convenience shopping center on Lots 4 & 5 of the Golden Meadows Business Park. The center will be approximately 2 acres in size. The proposal is to include commercial & retail uses, with a total square footage of commercial floor area being approximately 21,000 square feet. The property is located at the northeast corner of East Harmony Road and McMurry Avenue. The access to the site will be from McMurry Avenue. The property is in the HC - Harmony Corridor Zoning District. ................. QUESTIONS, CONCERNS, COMMENTS, RESPONSES ................. Question: What does the back of the building, toward East Harmony Road, look like? Answer: We are still working on the details of the project and the building. It will look very much like the front of the building, to the north. The detailing will be similar. 2. Question: What is comparable in size in the area? Answer: This building will be about 22,000 square feet in size on two floors. The Bank of Colorado building, to the south, contains about 16,000 square feet and The Group Real Estate building on East Harmony Road at Corbett Drive contains 26,000 square feet. 1 281 North College Avenue • P.O.
