Please clarify and add a note to the utility plan 11/06/2013: There is an existing light pole and tree shown on the plans that are conflicting with the proposed 30ft access off of Linden St. Assuming a 30ft drive opening, it appears the existing tree will be in the transition to the sidewalk. Further coordination to relocate the conflicts will be needed with the costs associated paid for by the project. While the landscaping around thy-, sides of the transformer is adequate, Light and Power may have an issue with landscaping along the street side. Instead of landscaping, staff recommends a solid gate. Since the area is an urban environment with a high level of pedestrians expected, a solid gate may be advantageous to separate the transformer from the sidewalk. There is no corresponding reference in legend. Graphically, it appears that this material is c.m.u. wall which is listed in the legend as "W4." Also, it is not clear if this c.m.u. is beyond or flush with the stone base. Also, a color is not specified for this material. Please clarify. This width seems excessive for expected usage. For example, as measured from flowline to flowline, a Public Alley is typically 20 feet wide; a public Narrow Local Street is 24 feet wide; a Residential Local Street is 30 feet wide and capable of carrying approximately 1,000 vehicle trips per day. With Willow Street located only 165 away (as measured from approximate centerlines), a 30-foot alley seems duplicative. The 30-foot width will appear street -like versus alley -like and will be perceived as being out of scale with other Downtown alleys. Carry-over for clarification - the plans call for a wedge of gravel to indicate how the concrete will taper at the intersection with Linden Street. This small gravel area has the potential of being displaced onto the drive. Has another surface material been considered. Or, is a taper even necessary in this instance? The enclosure could be three -sided with alley exposure remainining open. Such an enclosure would contribute to making the courtyard more aesthetic and less utilitarian.
