Dear Resident/Property Owner:
On Thursday, February 17th, 2005, at 6:00 p.m., at the City Hall, 300 LaPorte Avenue, Fort Collins,
CO., 80521, the City of Fort Collins Planning and Zoning Board will conduct a public hearing to
consider a potential development proposal in your neighborhood. The project is known as 300 Smith
Street, Old Town Commons — Project Development Plan, #39-03A.
Request to demolish the existing single family residence and construct a new multi -family building
with three dwelling units on 0.22 acre. The site is located at 300 Smith Street, at the southeast corner
of Smith Street and East Olive Street. The property is zoned NCM, Neighborhood Conservation
Medium Density District.
Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in
this matter, as well as your neighbor's input, an extremely important part of the City's review of this
proposal. If you are unable to attend the public hearing, but would like to provide input, written
comments are welcome.
The list of affected property owners for this public meeting is derived from official records of the
Larimer County Assessor. Because of the lag time between occupancy and record keeping, or
because of rental situations, a few affected property owners may have been missed. Please feel free
to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
