Red -lined plan from City departments are included with this comment letter. Additional comments and red -lined plans may be forthcoming. Another round of staff review is determined to be necessary. This proposal is subject to the 90-day revision re -submittal requirement (from the date of this comment letter, being March 10, 2004) as set forth in Section 2.2.11(A) of the Land Use Code. Be sure and return all of your red -lined plans when you re- submit. The number of copies of each document to re -submit is shown on the attached Revisions Routing Sheet. Please show the Reception No. on the plat. Number: 18 Created: 3/11/2004 [3/11/041 The following comments & concerns were expressed at staff review of this proposal on March 3, 2004: Engineering 1. Take the address (1626) out of the references to the Riverside Subdivision on this plat. 2. There is a discrepancy in the ROW dedication on the subdivision plat. Additional ROW must be dedicated (see red -lined plat). 3. Who owns the long, narrow piece of land on the east side of this property, next to the railroad tracks? 4. A better, more legible Vicinity Map is needed on the plat. It must be able to be scanned. 5. A Block # (1) is not needed on the subdivision plat. It should be removed. 6. Necessary easements must be included on the subdivision plat. Water/Wastewater 1. A drawing must be provided showing water and sanitary sewer services. Light & Power 1. Light & Power is not sure about what services there already are to this property. SUBDIVISION - TYPE I (LUC), and we offer the following comments: ISSUES: Department: Current Planning Issue Contact:, Steve Olt Topic: Plat Number: 15 Created: 3/11/2004 [3/11/041 Dennis Greenwalt of Comcast Cable TV indicated that they would like a 9' utility easement along Riverside Avenue outside of the street right-of-way (ROW). Number: 16 Created: 3/11/2004 [3/11/04] Len Hilderbrand of Xcel Energy (gas) offered the following comments: a. There is a 2" MW gas main located along the east edge of the Riverside Avenue ROW. b. There is no way to serve gas to Lot 2. Xcel Energy will need a 10' wide utility easement along the south property line of Lot 1. It appears that Xcel Energy has existing gas service to 1628 Riverside Avenue. This is believed to be Lot 2. They will need a 10' wide easement for this gas service, 5' on each side of the existing service, or relocate the service to a proposed utility easement. C.
