The proposed project is commonly known as the Running Deer Natural Area Rezoning, #38-04. Request to rezone a parcel of land located at 3301 East Prospect Road from T, Transition and RC, River Conservation Districts to POL, Public Open Lands District. The property is located along the southern side of East Prospect Road, before South Summit View Drive. The property borders Colorado State University's Environmental Learning Center to the west and the City's Resources Recovery Farm to the east and is 243.213 acres more or less. The site is a City owned Natural Area, the Natural Area Program is proposing to construct a parking lot; construction of a parking lot is not a permitted use within the T, Transition District; triggering the need to rezone the property. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
