A complete detail of construction will be provided with application for building permit. Department: Current Planning Issue Contact: Ted Shepard Topic: General Comments from Current Planning are on the redlined sheets. General responses to redline notes: 1) Trees are not being added to the entry drive from Boardwalk at this time in order to avoid conflicts with future building expansion planned for phase 2. 2) More detailed design and landscaping of the entry plaza will be completed with a future second phase. 3) Existing trees to be removed are indicated on the demolition plan. A meeting was held onsite with the City Forester on June 301", 2005. It was determined that all deciduous trees proposed to be removed would not require mitigation. Two existing coniferous trees at the west end of the existing building will be removed and mitigation provided per the Foresters requirements.. Mitigation trees are noted in the Master Plant list and specifically called out as upsized on the planting plan/schedule. 4) Shrub foundation plantings have been added to the east side of the building. 5) The access drive that does not serve parking has been narrowed to 20' as suggested. 6) The proposed trash enclosure has been relocated to the general vicinity of the existing on -site enclosure. While the proposed location is still along the western property line, the condition is no worse than existing and should be significantly improved as a more substantial enclosure and landscape screening are being provided. This concludes the response to the first round PDP submittal comments. All redlines have been included with this Final Compliance submittal. Please call with any questions. Number:18 Created:9/7/2005 [9/7/05] Is there a utility easement on the bank property adjacent to the sewer service? There is a 20' utility easement at the manhole where the sanitary sewer service is tying into, but there is only a 10' drainage easement to the north of this. The sanitary sewer service will be located 5.5' west of the property line, but it is anticipated that the construction of the service will encroach on the bank property. It is the intent of the owner (Front Range Baptist Church & Academy) to secure an agreement with the bank for the construction of the sanitary sewer prior to final approval of the plans. This agreement will be given to the city when it is available. Department: Zoning Issue Contact: Peter Barnes Topic: zoning Number:2 Created:8/30/2005 [8/30/05] A sidewalk ramp needs to be provided for the northernmost handicap, parking space in such a manner that a person does not have to walk or be in a wheelchair in the 24' drive aisle. The bay of parking in question has been re -striped and an access ramp provided such that access does not require a path in the drive aisle. A lighting note has been added to the general notes; please refer to the lighting plans for specific details regarding fixtures and pole heights. Funds will be escrowed for future construction of this extension. Number:10 Created:9/6/2005 [9/6/05] A 6' walkway needs to be provided along the drive access from Boardwalk. 3.2.2 (C) (5) (a) Per discussions with staff, a 6' walk connection has been provided from the existing walk to Boardwalk Drive to the existing basketball court. An existing paved walkway from the court to the building entries will remain. Number:11 Created:9/6/2005 [9/6/05] Access ramps for all handicap parking need to be shown on plans. Access ramps are provided and shown on the plans for all handicap stalls. Number:12 Created:9/6/2005 [9/6/05] Sidewalk access ramps need to be provided for the south parking area. Access ramps are provided for all walks where required. The crossing of the entry drive from Boardwalk Drive will not require ramps, as no curb and gutter is proposed along this section of drive and the walk will connect flush to the drive. The applicant understands that the current access control plan shows this entry will be closed, but a petition for amendment may be made in the future to preserve access in some form at this location. The applicant requests that language be added to the development agreement to this effect. The location of the existing water service could not be located through Nolte's survey of the site or research of old plan sets. Department: Stormwater Utility Issue Contact: Basil Harridan Topic: Drainage Number:30 Created:9/9/2005 [9/9/05] Please add a note to the drainage and grading plans stating that all drainage from the roof of the new building will be directed to the south. The roof of the proposed building no longer drains all to the south. The grading and drainage plan have been updated to show the direction of the roof drainage. Topic: Easements Number:7 Created:9/6/2005 [9/6/05] Please provide an easement for the proposed/existing detention pond on this site. The easement is shown on the plan set and will be dedicated per separate document. Topic: Grading Plan Number:32 Created:9/9/2005 [9/9/05] How will the swale between the new building and the bank be graded. Will there be any grading needed to be done on the bank property in order to construct that swale ? Show the property line on the swale cross section. Please make sure that no additional flows will affect neighboring properties by the proposed grading of the parking lots. No new grading will need to be done on the bank property to reconstruct the swale. We have shown a cross section of the swale with the property line on it. Topic: Landscape Plan Number:31 Created:9/9/2005 [9/9/05] The proposed street trees along Harmony do not meet the minimum tree separation requirement of 10 feet. Is this the only location that these trees can be located? If they are moved to be behind the sidewalk and the 10 foot minimum cannot be met we will need to coordinate with other utilities as to where these trees can be placed. Street trees along East Harmony Road have been relocated behind the walk to avoid utility conflicts per coordination with city staff. The plans show construction of a sidewalk between the bank parking lot and the existing building that will take place outside the limits of the church property. ISSUES: Department: Engineering Issue Contact: Dan DeLaughter Topic: Easements Number:21 Created:9/8/2005 [9/8/05] A utility easement is required for the meter pit on the north side of the proposed building. It may be possible to move it into the existing easement. The meter pit has been adjusted to fall within the existing easement Number:25 Created:9/8/2005 [9/8/05] All easements must be shown on the plans. Detention ponds must be included in a drainage easement. All existing and proposed (to be dedicated by separate document) easements have been shown on the plan sets. Number: 29 Create& 9/8/2005 [9/8/05] Drainage and Utility easements and ROW must be dedicated by separate documents which are to be provided prior to approval of the plans. So noted. We have changed the line types on the engineering plans to more clearly differentiate between existing and proposed.
