This site is in the Old Town drainage basin where the new development fee is $4,150.00/acre which is it is subject to the runoff coefficient reduction. This fee is to be paid at the time the building permit is issued. This fee is charged when there is an increase in imperviousness greater than 350 square feet. 2. A drainage and erosion control report and construction plans are required and they must be prepared by a Professional Engineer registered in Colorado. In the Old Town drainage basin these are required if there is an increase in imperviousness greater than 5000 square feet. 3. Onsite detention is required with a 2 year historic release rate for water quantity and extended detention is required for water quality treatment. If there is 5000 square feet or less of new imperviousness water quantity detention is not required. Parking lot detention is allowed as long as it is not deeper than one foot. 4. Box 428 Mead, CO 80542 LAND USE DATA: Request to change use of existing multi -family residence into a Fraternity House. The property is within the City of Fort Collins and is currently zoned NCB — Neighborhood Conservation Buffer District. The following departmental agencies have offered comments for this proposal. COMMENTS: Zoning Contact Info: Gary Lopez, 416-2338, glopez@fcgov.com 1. The proposed use is allowable in the NCB District and this will need to go through Type II process (Planning and Zoning Board review). 2. Based on Section 3.2.2 (K)(1)(e) of the Land Use Code, the property has sufficient parking to meet code, assuming there are no employees. 3. Confirm with Matt Baker of Street Oversizing at 224-6108 that there will be no additional street oversizing fees will be assessed for the new use. Please contact Larimer County to ascertain whether additional Larimer County Road Impact Fees will be required with this project. 2. Since the project was so recently built and went through a thorough development review process, all of your curb, gutters and sidewalks are probably in good repair. If there is any new damage, you will need to repair or replace it. 3. If you decide to use the parking lot to the south, you will need to obtain an easement from the owner and arrange to pave it, since gravel lots are only acceptable for single family homes. Paving would trigger needing utility plans, grading plans, a Development Construction Permit, etc. Please contact us if you decide to go that route.
